Architecture 2000 Inc. HOK Canada, Our Understanding Of Your Needs Advice which reflects the Greater Moncton's Role and unique geographical attributes. Innovative cost effective suggestions compatible with the constraints and opportunities in the Maritimes, New Brunswick & Moncton. A team highly respected in the real estate industry with sensitivity to the decision making processes requirements of the public sector, particularly at the municipal level.

Architecture 2000 Inc. HOK Canada, Our Understanding Of Your Needs Cont’d A study team that brings the market benefits of a large Real Estate Consulting Group. An outcome that will build community pride.

Architecture 2000 Inc. HOK Canada, The Key Issues The study must provide a realistic assessment of development opportunities in order to attract innovative financing and development approaches to achieve City’s objectives. Our approach is required by the private sector in order to obtain private sector participation.

Architecture 2000 Inc. HOK Canada, The Key Issues cont’d The land use, market and feasibility analysis of the redevelopment sites must be contextualized within the Vision for the Downtown. As such, conceptual designs must be prepared showing interrelationships between existing and proposed structures. This concept is fundamental for success!

Architecture 2000 Inc. HOK Canada, The Key Issues cont’d We must develop a mix of land uses that complement surrounding developments and reflect the opportunities and constraints. We must apply realistic assessments of development opportunities and apply innovative financing approaches to achieve City’s objectives.

Architecture 2000 Inc. HOK Canada, The Key Issues cont’d We must fully recognize in our approach that Moncton is the "Hub" for the Maritimes not only as a transportation centre, but in addition we note Moncton is: –A centre of Academic Excellence providing a Vision for the Region –The beneficiary of powerful geographic attributes as a Regional Centre –Successful in celebrating the unique strengths of the Acadian/English cultural blend of Greater Moncton

Architecture 2000 Inc. HOK Canada, Discussion of Study Costs We believe that our proposal price reflects “value pricing”. We have recognized in our proposal that we are dealing with a government entity and your financial constraints. Our senior staff Team could be substituted with more junior practitioners. We do not think that substituting for senior expertise is in the best interest of the City of Moncton.

Architecture 2000 Inc. HOK Canada, Discussion of Study Costs The Residual Land Value Analysis in Phase III can be scaled back but would likely not meet the requirements of the financial community. We could rely on secondary data sources in a much greater fashion, but with less credibility. The optional Community/Business Consultation work program can be internalized. We have already provided the methodology. Perhaps the City Staff could carry it out. However, Objectivity and Independence would be compromised, and City staff have existing responsibilities.

Architecture 2000 Inc. HOK Canada, Why Our Team? The Team is highly respected as strategic advisors to government and the private sector Our Project Director brings New Brunswick Experiences and Sensitivities As independent advisors, meets the highest standards of lending institutions, investment groups, developers and public decision-making bodies We recognize the realities of the Moncton market place and demonstrates sensitivity to the needs of the development industry and the requirements of the public sector.
