4 And this new law says…  Most banks are now required to review all short sale packages for a possible loan modification before completing a short sale.  The reality is that they are modifying only 2% of those who need this!  If you are made a loan modification offer that is acceptable, we will cancel your contract with the buyer to allow you to complete your modification.  The process generally takes between 3 and 12 months, during which time you can stop paying the mortgage while you await the lender approval of the short sale. 4 Phone Presentation: Short Sale. 8  We create a competitive bidding environment with typically 30-50 pre-approved buyers in 7-10 days.  We invite every agent and broker in the area, as well as thousands of people in our database, plus extensive internet marketing.  There are times when the turnout is much larger or smaller, but even if only 8-10 buyers show up, it can still be a recipe for a good outcome.
