The Benefits of the KWLS. KWLS is located at http://mykw.kw.com under the Technology link.http://mykw.kw.com KWLS was created to give agents the ability to enhance listings with additional pictures and more robust descriptions on KW.com websites. The KWLS also provides additional marketing exposure on syndication websites such as Trulia.com and Zillow.com The KWLS is your one-stop marketing location for listing postcards, text messaging and many other services to give you an edge over the competition in marketing your clients’ homes. About 70% of our Market Centers are using ListHub in conjunction with the KWLS. This has streamlined the process of entering listings into the KWLS.

Welcome to the KWLS! KWLS is located at http://mykw.kw.com under the Technology lilnk.http://mykw.kw.com Click on this tab to access the KWLS dashboard.

The Dashboard (ListHub) If your Market Center is using ListHub, your dashboard will look like this. Note your MC’s name and the check-box next to it. To enable or disable ListHub, simply check this box. Once enabled, your listings will import the following business day. If your listings do not import, just send an email to Support@kw.com with any missing MLS numbers. 7 About the Dashboard Notice the Initiated, Submitted, Accepted, and Returned tabs. If you Save a listing, the status becomes “Initiated.” When you Submit a listing it will go to the Market Center’s Leadership to be approved. Once approved, a listing becomes “Accepted”. If your listing is “Returned,” you will need to make corrections and then Re-submit. When a listing is Accepted it will be ready for the KW.com website, syndication, and for vendor marketing! These tabs show your listings in various status stages

About the Dashboard continued… There are a few different ways to locate your previously entered listings (or ListHub imported listings). You can click the “All” tab to view all previously entered listings. Once you become a mega agent, you may not have time to scroll through 10 pages of listings. An easy way to locate a particular listing is to use the “Find a Listing’ tab. Use the “Find a Listing “tab to search by MLS number

About the Dashboard continued… From the dashboard you will notice the option to “Market Your Listing.” We have several vendors that offer marketing services for your KWLS listings. Please note that checking the Activation boxes on the dashboard will send ALL of your Active KWLS listings to the Vendor. “Market Your all your Listings.”

Selecting Vendors to Market Your Listing You may only want to use a vendor service for a particular listing and not across the board. To market individual listings, locate the listing and go to the Marketing tab for the listing and then select the Vendor Service.

Manually entering a KWLS listing.

Manually entering a KWLS listing. Continued… You will start by clicking on “Create a Listing” This will open the listing’s details page.

Manually entering a KWLS listing. Continued… Please make note of the warning message: Please only enter listings into the KWLS for which you are contractually the listing agent of record. Please do not enter other Agents' listings for display on your website. The left side contains the required fields, marked with a red asterisk If you want to add a Google Map, Yahoo Map, Mapquest etc … you can enter it right here.

Manually entering a KWLS listing. Continued… There are 2 price fields. You will want to use List Price. You will always want the most current price to show in this field. Please note that the “current price” will override the “list price.” Enter the price only using numbers, no commas or other punctuation. Select the Listing Date and Expiry Date. Listing Status should be Active. If you want the listing to show on our websites it will need to be Active. Select the appropriate Property Type. Is it a Distressed Property i.e. REO, HUD, Short Sale? If so, set the “distressed property type” accordingly.

Manually entering a KWLS listing. Continued… Pay close attention to the address. If you make a mistake on the address, city or zip code and the address does not really exist – the listing will most likely not show on websites like Trulia.com and Zillow.com. Most of our syndication companies have systems that will only show actual addresses. If you are in a hurry, you can go ahead and skip to the red asterisk fields. But keep in mind, the more information that you add, the easier it will be to find online. The “Description” field is another important field as it allows for you to provide details about the home that will make it appealing to customers.

Manually entering a KWLS listing. Continued… It is recommended that you add the most critical information in the first 100 character as some of the syndication site will cut off the description after 100 characters. Keep in mind that searches on your website may be targeted by year built, square feet, bedroom and bathroom count etc… If possible do not leave any fields blank. When you are ready, click “Next.” Enter the MLS number. Remember accuracy is important. Traffic on your website may search by MLS number!

Manually entering a KWLS listing. Continued… Click on the Browse button and upload the pictures from your computer. *If you do not see a Browse button, click here for steps to enable the image uploader to work on your computer. click here

Uploading Photos Upon successful upload, your screen should look something like this. Once you have added all of the pictures, click on Submit for Review. By clicking on “Submit for Review,” your Market Center will be able to “Accept” the listing. You have now completed the Basic of entry a listing into the KWLS!

Additional enhancements Now go back to your KWLS dashboard and select the listing that you just added. Click on the listing (from All Tab). You will have an opportunity to come back and add Open House details, Virtual Tours, Listing Links, and Documents.

Open Houses Click the “Open House” tab to schedule an Open House.

Virtual Tours Enter the URL for your Virtual Tour. This should be given by your Virtual Tour provider.

Listing Links Any additional listing links can be added to the “Listing Links” tab. These will be displayed with your listing any place that the KWLS data is used.

Documents Upload any documents for your listing, as long as they can be viewed by customers. Please also note the supported file-types.

the Marketing tab If for any reason, you need your listings to stop going to a website like Zillow.com you can go to the Marketing tab for a listing and turn off the syndication to Zillow. Set the feed option to “no” to remove the listing from being displayed on the syndication site.
