5 Project Information New 29,475 SF - 2-story senior center with connectors to the existing community center. Building amenities to include meeting rooms, classrooms, exercise areas, kitchen, arts and crafts space, and office areas. There will be rerouting of existing utilities that are currently serving two adjacent building. Active construction site with surrounding neighborhoods & businesses. Single Bid Phase (no early packages anticipated) Anticipated Construction Duration: 10 Months Expectations of Project Participants: Safety, Integrity, Quality, On-Schedule, Timely Paperwork Processing, Teamwork, Good Neighbor Policy, etc.

10 Bid Package Summaries BP100 General Trades – Includes forklift, daily cleanup, general carpentry/construction needs, misc. items BP105 Final Cleaning – Multiple mobilizations, all required project final cleaning (interior/exterior), removal of floor protection. BP200 Earthwork & Storm Drainage – Topsoil & mulch, temporary construction road allowance, wash down stations, stone base, off-site work. BP225 Concrete Paving & Sidewalks – Sidewalks, concrete drives, paved areas, brick pavers (if applicable), installation of pipe bollards. BP230 Asphalt Paving, Stone Base & Curbs – Installation of site signage, curb & gutter, light/heavy duty asphalt.

BP280 Turnkey Sitework – Includes all work in BP200, BP230 and BP250. BP290 Landscaping & Hardscape – Placement of topsoil & mulch, all maintenance/watering of installed work, and site furnishings. BP390 Turnkey Concrete – This relates to all building related footings, sidewalks – sitework concrete is excluded. To include all layout equipment and materials (Rebar caps & footing chairs, concrete materials, flatwork, and reinforcing steel.) BP400 Turnkey Masonry – CMU walls, stone and brick veneer. BP500 Turnkey Steel – Structural and Misc Steel, BIM Coordination . BP642 Millwork & Casework - Caulking related to this scope of work, field measurements, multiple phased deliveries.

BP790 Caulking & Waterproofing – Air barrier on GWB, caulking of any item requiring backer rod (interior & exterior). BP800 Turnkey Doors/Frames/Hardware – Supply all HM doors/frames, hardware per documents and specifications. BP840 Curtainwall/Storefronts/Glass/Glazing – Fabrication and installations of all new windows & Aluminum frames/doors, and all caulking related to this scope of work. BP925 Metal Studs/Drywall/Insulation – All new GWB assemblies and wood blocking in metal partitions, one superintendent for duration of project, fire stopping as it relates.

BP960 Resilient/Carpet/Base – Supply and install of all VCT/carpet/base, substrate prep, floor patching/buffing, testing of sub floor. BP963 Terrazzo Flooring – Supply and install of all terrazzo flooring. BP 980 Acoustical Ceilings – Lay-in ceiling systems. BP 990 Painting – Paint related caulking, any special coatings, exterior required painting. BP1005 Toilet Specialties, Div. 10 – Mirrors, toilet partitions, accessories, kiln, appliances, etc. BP1010 Signage – All interior/exterior building signage.

14 Bid Package Summaries BP1065 Operable Partitions – Folding partitions, track, and accessories. BP1250 Window Treatments – Blinds/shades, horizontal louver blinds. BP1400 Elevators – Installation and testing of new elevator. BP1530 Fire Protection – Wet sprinkler systems, BIM Coordination. BP1540 Plumbing Systems – All domestic water piping, gas piping, pumps/fixtures/backflows/etc, housekeeping pads, hook up of CM office trailer, BIM Coordination. BP1550 HVAC Systems – All new HVAC systems, Duct, insulation, HVAC Controls, Test & Balance, BIM Coordination. BP1600 Electrical Systems – This package includes all building electrical. Temporary power & lighting, place electrical systems into service ASAP, motor starters & disconnects, hook up trailers, Generator relocation of adjacent property, BIM Coordination.

17 MWBE/HUB Participation Opportunities
Partnerships / Associations / Teaming Partnering with a PREQUALIFIED 1st tier Contractor to perform a specific scope of work. - This is ideal as it alleviates potential problems that you might have with a 2nd tier with no bidding headaches. - EXAMPLE: A large 1st Tier concrete Contractor partnering with a smaller MWBE firm that would do a select portion of the work on the large bid package. For example, concrete formwork installation - scopes are detailed & everyone has scopes covered & prices set prior to bid. This is similar to 2nd Tier but set with a particular Contractor ahead of the actual bid (2nd Tier is established). 2nd Tier / 3rd Tier Working with a 2nd tier Contractor as a Subcontractor/Supplier/Vendor – This generally involves bidding specific work to the 2nd tier with slightly more risk, as there is no guaranteed involvement on 2nd or 3rd tier level with the project.
