The maintenance plan is based on 1) an energy partnership working with your utility provider to determine if solutions/incentives exist to reducing your energy cost dollars, 2) a maintenance plan to keep your system running at its peak performance for better energy efficiency, 3) proactive system inspections to prevent unplanned and costly system downtime. 3 Newell Development Commercial HVAC Optimization Program Proposal
Benefits to a preventative maintenance program include… Priority scheduling provided to maintenance agreement customers No overtime and/or unusual weekend rates for “after” hours services. Proposal is for preventive maintenance and system analysis/checkup (*) Service Rates include: Recommended annual preventative maintenance schedule = 2 visits/year. Annual PM cost per HVAC split system is $145 ($72.50/PM visit – represents a 30% PM discount) Annual PM cost per HVAC mini split is $95 ($47.50/PM visit – represents a 30% PM discount) Price includes filter replacement/wash (mini splits) on a quarterly basis $65 – 1hr/service call rate (service call fees are not assessed on PM work) $70 – labor rate (after 1st hour) Additional parts, Freon and/or labor costs may apply based on equipment needs. Commercial HVAC Optimization Program Proposal Newell Development Newell Development Services include… Perform visual inspection of all equipment Check to ensure proper operation of each system Clean each condenser coil to ensure good air-flow as required Tighten all electrical connections Check and clean drip pans, condensate lines and sanitize as required Measure/calibrate start and run amperage on all motors and compressors Lubricate motor and fan bearings (where required) Check for refrigerant leaks (condenser and evaporator coils) Check for proper refrigerant levels Check for safe operation ensuring proper functionality of all safety controls Check condition of belts and pulley systems for proper operation and alignment Replace/wash filters as needed (mini splits require filter washing) Check carbon monoxide levels, inspect heat exchangers for safe operation 4
