They’re small, they’re beautiful, they’re affordably priced. They’re not just subdivisions, they are strong communities that support positive family relationships. Pocket Neighborhoods are attractive to single professionals, single women, empty nesters, and young families who appreciate the low maintenance offered by condominiums, the security of a tight-knit community, the privacy and autonomy of a detached home, and the savings of smaller homes. Census data released in October of ’08 indicates that singles living alone account for 27 percent of all U.S. households. Pocket Neighborhoods were conceived well before the credit crunch, fluctuating fuel costs, and eco-consciousness began to give the small-house movement added momentum. They have proven successful in western Washington and Oregon, maintaining high resale values. Additionally, they demonstrate efficient use for tiny land parcels that most developers consider unusable. They have densities in excess of ten homes per acre. There is a market in these tough times for well-designed, thoughtfully built, sensibly sized homes in a community setting.

Instead of walking straight from a garage into a house, residents walk past other homes to get to their own homes. The homes typically have large porches facing the common areas to add more opportunities for socializing. Mail is retrieved in a central community area to increase the likelihood of chance meetings with neighbors. Designer Kirby Hopper has lived and traveled extensively in Western and Eastern Europe and has a vision to bring back what is lacking in American subdivisions: quaintness and community.
