3 Ordinance (LU-2016C-020) Location: 4000 St. Johns Avenue and on the north side of Fishweir Creek Size: 3.30 Acres Current/Proposed LU: CGC  HDR & CSV Current/Proposed Zoning: PUD  PUD Drainage Basin: Big Fishweir Creek  Mouth of the Ortega River  St. Johns River PD/CD: 4 / 14 Current/Proposed Development Potential: 50,311 Square Feet for CGC  136 MF Dwelling Units for HDR due to site specific policy • Limited to a maximum of 136 dwelling units; • Exempt from the urban area development characteristics that require a mix of uses; and • Exempt from the urban area development characteristics which restrict development of ground floor residential uses abutting roads classified as arterial or higher.

6 Ordinance 2016-560 (History of Site)
Prior 1987 construction in Fishwier Creek watershed contribute sediment into the creek due to lack of erosion control. 1987- Construction of a neighborhood shopping center. Property was designated CGC land use category when the Comprehensive Plan was adopted. 2003 – U.S. Army Corp of Engineers proposed dredging Fishwier Creek to reestablish the depth and aquatic ecology. 2005 – Proposal for a mixed use development consisting Residential, commercial and a marina. No amendment to the land use category. 2006 – City Council approved the development with an agreement $800,000 would be paid to help defer cost of dredging for the marina & reestablishment of creek’s aquatic ecology. Project was not constructed, $800,000 not submitted. 2013 – Application for a land use amendment CGC  HDR; application was withdrawn. 2016 – Land use amendment CGC  HDR; no marina at this time. 2016 (August) – Request for a Brownfields designation site
