11. Basis for Calculations John, Attached is my estimate of the costs to build the various safe rooms. The size of the various safe rooms is based on 5 square feet per occupant (10 square feet per required wheel chair occupant) plus an additional 15% to 20% required area. My estimate is calculated on a base square foot cost range of $150 to $180 plus an additional $65 for the hardened construction. My estimate also includes 10% for soft costs and 10% contingency. If the safe rooms were constructed later than next spring, we should add a construction inflation factor of.5% per month until the project is bid. Please let me know if you have questions.
