2 Residential Rental Ordinance
Revised from Vacation Rental to Residential Rental Ordinance Ordinance applies to all rentals Section 3 - Residential Rental: A residential dwelling, including single-family detached, single-family attached or multi family unit, or portion of such a dwelling, rented for occupancy for dwelling, lodging or sleeping purposes which is made available by agreement for residential occupancy by a tenant in consideration for payment of rent regardless of rental term Section 4 - Must have a valid Rental License Section 5 - The Owner may use an Agent or representative to manage the rental property

Section 6 - Residential Rental License must be submitted annually Section 7(b) - New Residential Rental unit applying for Rental License for the first time, or existing rental whose license has not been renewed for a period of time - Required to be inspected for building, health and safety requirements Existing Residential Rentals - Complete and have notarized a self-certification checklist for health and safety requirements A self-certification checklist will need to be completed every year as part of the license renewal process

Section 7(c) & (d) – Overnight Occupancy Maximum number of overnight occupants is 4 people within each Residential Rental unit plus 2 people per bedroom Children under the age of 2 years do not count towards overall number of occupants Owner has the right to limit number of occupants to less than maximum required by City City Manager may approve occupancy in excess of requirements for existing properties Number of Bedrooms Total of Overnight Occupants 4 1 6 2 8 3 10 12 5 14 16 7 18

Section 7(g) - Complaints Requiring Local Contact Person City Police Officer is notified of a complaint it will be investigated by the Police Officer who will determine if the Local Contact should be notified; If resolved by the Officer and no contact with the Local Contact, a report will be provided to the City Manager’s Office the next day City Police Officer determines the complaint warrants the notification of the Local Contact Person to respond in a timely manner: Local Contact Person makes contact with occupants by telephone within 30 minutes and the issue is resolved, the Local Contact reports back to the City Police who will provide a report to the City the following day Local Contact Person is not able to make contact within 30 minutes, they must respond in person within an hour, the Local Contact reports back to the City Police who will provide a report to the City the following day In a serious situation the Police Officer can request an immediate in-person visit by the Local Contact to assist, the City Police will provide a report to the City the following day City Police will provide reports to the City for record keeping and notices will be mailed/ ed to the Owner, Agent and Local Contact Person
