The New York City Housing Authority Leased Housing Department How does the Section 8 Lease Renewal Process Work? The lease renewal process begins with the Section 8 landlord promptly notifying NYCHA at least 60 days prior to the proposed rent increase effective date. Once NYCHA receives the renewal documentation, a rent reasonableness evaluation is conducted. In most cases, the approved renewal increase is picked up by NYCHA . However, if the rent increase exceeds the appropriate Section 8 payment standard, the tenant will be responsible for paying the rent increase to the landlord.

Will NYCHA notify my landlord that my lease renewal is due? No. It is the landlord’ s responsi bility to notify NYCHA that a renewal increase is due. The landlord has the option of visiting or calling the NYCHA Custome r Contact Center at to request a “Landlor d Request for Lease Renewal Approval ” form. It is very importan t that the landlord complete s and returns this form to NYCHA with the required lease renewal documen tation. The landlord must return this form with the required documen tation at least 60 days prior to the effective date of rent increase to ensure timely processin g.

What will happen if the landlord fails to notify NYCHA of the proposed rent increase in a timely manner? In order to avoid processin g delays, the landlord must submit all required documen tation to NYCHA at least 60 days prior to the effective date of the proposed rent increase. If documen tation is not received timely, NYCHA will continue to pay subsidy to the landlord based on the old contract rent terms . Once the required documen ts are received and approved , NYCHA will process the rent increase effective the first day of the 3rd month.

Will NYCHA process the renewal increase if the unit failed inspection? No. NYCHA will not process any rent increase with a “failed” apartment inspection status. It is the landlord’s responsibility to make all the repairs before any renewal increase can be processed. However, it is the tenant’s responsibility to allow access to the apartment for repairs and reinspection.

Will NYCHA notify me when the lease renewal increase is approved? Yes. Once the lease renewal increase is approved and processed by NYCHA, the tenant and the landlord will receive a Voucher Change Notice (VCN) in the mail. The VCN will include the effective date of the new increase and rent amounts.
