8 Success tips on using facebook
Facebook posts – Do’s and Don’t do’s 3 to 1 Ratio (3 Personal Posts to 1 Business Post) Post at high traffic times of day 7:00 AM, 11:00 AM, 3:00 PM, 8:00 PM Don’t put too much text – pay attention to separating sentences/paragraphs Keep in mind attention span of viewer People scroll fast Too much text they keep scrolling past and lose interest and patience Break it up on the eyes and capitalize or highlight a key buzz word so it jumps out Engage Ask relevant questions for engagement When they comment – don’t post & ghost, reply back and interact! Post community events, family photos, great experiences you’ve had, local hot spots

Use pictures and videos
Most people scroll fast so visuals capture their interest more. Remember, the human mind sees things in pictures and pictures can speak a 1,000 words Videos are very effective, keep them short and to the point. Advantage – on many mobile devices, video’s automatically begin playing so more likely to capture their attention On average, a person has 10,000 thoughts per day and most are negative. If we get a chance to disrupt that patter, we win and gain mind-share. Use pictures/videos of motivational quotes and funny things break up that negative mind that’s on auto pilot. Funny = money. Lifestyling – post pictures of your every day life. To your comfort level, pictures of family, experiences, travel, food, or random things you just come across. It all is relevant and keeps you a friend first, realtor/business owner second to your sphere of influence.

Social media “listening”
Many times we post what we think people want to see or fear posting things that may annoy them. Instead of guessing, we should listen. This applies in real life conversations too – active listening. Observe what your friends list is saying and asking… read the comments….. How can you help them? Who can you connect them to? Have you had experience with something they need more info about? The simple act of engaging with them keeps you top of mind, no matter if you talk real estate or not. Be a value and a resource to them! Shame on us for allowing things like angie’s list to exist… what would it look like if your database came to you for things they had questions about? How can you brand yourself as the go-to expert and local economist of choice?

Facebook Contests Do a “like” or a “share” contest to increase visibility and engagement. For example, take a picture of a giveaway item with your realtor info and say for every “like” their name will go into a random drawing 1x. If they share the post/photo then they will get 2 entries to win. Announce deadline for contest and have them tune in on that time/date to hear announcement for the winner. Do a video when drawing the random winner. When contest is over – observe all of the “likes” and “shares” you got from the people who did not win. Send them a private message thanking them for participating and strike up dialogue that way! (This is big) Although you may have 1 winner (or a few) doesn’t mean you won’t have people who liked it and they are prime targets to follow up with and take note of who is paying attention to your posts even if you thought they weren’t paying attention previously.

Re-engage through their own posts
Don’t know what to say or how to re-engage with people? Start by “liking” one of their recent posts or better yet, going to a recent photo and commenting on it. If they’re anything like us, they have “OCD” around the red notifications we all get and have to check it… They may notice you and think how long it’s been since they’ve chatted with you… and perhaps would even go to your page to see what you’ve been up to and then likely see a post about real estate within the last few posts you made. MINDSHARE! What do you say if you comment? Just be real, authentic, a friend. It could be “looks like the kids are really growing up!” or.. “Wow, what an amazing vacation!”. Anything short, sweet and simple – NO SALES OR REAL ESTATE.

Private messages on facebook
Do not not not just send a canned message that is 10 sentences long and blow up their messanger inbox. How do you feel / respond when someone does that to you? Have a conversation – be real and authentic Always seek to upgrade the conversation… take it from online to offline with a phone call or in-person meeting. Create facebook lists & target posts to appropriate audience
Treat your facebook friends list like a C.R.M. “Group them” by creating friend lists How to: Go to your “home” on Facebook ON left hand side – under explore – click on “Friend lists” In the top right, click on “create List” Label your list name Begin typing in friends who you’d like to be in this specific list

Facebook business pages
These should never ever replace your personal page… keep in mind, we’re in this business for relationships and most of your interaction and business will still stem from your personal page. That being said – this is your 24/7 storefront saying you are open for business and a great way for people to find you, share testimonials, stay in tuned with the local market & events, etc. Create your page, make it relevant and interesting Many people share posts from their biz page onto their personal page to increase visibility and encourage traffic to click on your biz page link so they “like” it and follow. Business page does allow you to boost posts for advertising, open houses, lead capture whereas personal page doesn’t.
