What, how and when

3 What We Do (Objectives of the COM)
Maintain safety and security of residents Maintain the amenities and ambiance Promote a sense of community Control the running costs (fees)

4 How We Do It Enforce the Owners Corporation Rules
Recommend changing the Rules Listen to the concerns of residents and owners Monitor performance and negotiate contracts for the building management (FMV) and strata manager (Procorp) Invest in ways to keep costs lower over time

5 When and How We Make Decisions
Hold 6-8 formal meetings per year Sub-committees for specific issues Communicate in person or frequently Decide by majority vote Guided by Victorian Owners Corporation Act 2006 and the Balencea Owners Corporation Rules

6 Always Keep in Mind Balencea is in essence a vertical village, with 84 residences and one business Over 150 residents, plus many absentee owners Act in the best interests of the majority, but always consider the interests of the minority Goal is to be Fair To All

7 Means enforcing Rules that some people might not like
Rules protect all residents and owners Can be changed by a Special Resolution, which can be initiated by the Committee or an owner While a Rule stands, it will be enforced.

8 Accomplishments Eric will speak to a number of accomplishments during the past year First, a few things that were dealt with primarily at the Committee level

9 Balcony Leaks and Defect
All Owners have received a preliminary letter Andrew Whitelaw has addressed the AGM Remaining time to pursue a claim against the Developer is running out Proceeding with legal action will require a Special Resolution

10 Swimming Pool Tiles coming loose almost since day one
Horizontal crack appeared at East end of pool Quotes have been obtained to drain and repair Will commence this winter

11 Working with Local Concerned Citizen Groups
Permitting of nearby buildings Traffic flow Metro Rail and the Domain Station

12 Budget Held operating budget constant for second year
Result of negotiations and infrastructure investments Previous increases have been 0.0% in 2016, 2.2% in 2015, 2.9% in 2014, 5.2% in 2013, 6.5% in 2012 and 9.5% in 2011. Increase of 2.5 % to Maintenance Budget levy (budget increased from $78k to $80k)

Repaired Cracked Glass on L1 and L15. Restored Arthur Street Garden Replaced Level 20 Carpet Revamped Visitor Parking Signs and Markings Completed Apt Smoke Alarm Testing

Back of House- Refurbishment Leather Wall & Doors-Restoration Lift Button Panel-Redecoration Fire Blankets- Supplied to All Residents Car Park Spaces Audit Completed Kitchen Exhaust Smells-Altered Ductwork on L24

Upgraded Computer Systems Increased Midnight Shift Patrols & Duties Deactivated Car Park’s Magnetic Loop Upgraded 3G & 4G Reception in Basement Levels Introduced a Staff Duress Alarm & Monitoring System BM Attending Regular Crime Prevention Meetings at St James Vic Police Security Warning Notices Posted Around Building
