4 POHA Mission The mission of the Pickard Oaks Homeowners Association is to maintain and improve the value of our real estate investment, within a friendly and comfortable upscale neighborhood.

6 DOT Entrance Construction
Roadwork to start at year end, probably Small permanent easement required to be sold to the Town at that time Larger temporary easement required to be sold to the Town for the purpose of storing equipment, etc. Signature Oak Trees will be protected The Board believes that all of our costs will be amply covered Complete clean up and restoration will be done after the roadwork is completed

9 Parking and Rules Do not block mailboxes
Minimize parking on our streets, or the Town will implement one side parking The streets of Pickard Oaks may not be used for long-term storage (more than two weeks) Each home has a garage and driveway, providing enough space for at least two cars.  -- Don’t block sidewalks

10 Maintenance Activities - 2016
Painted “B” 22 units Baker Roofing Roof inspection and repairs on all “B” units Mailbox inspection and maintenance Volleyball court maintenance Installation of two new horseshoe pits Cleaned gutters (3 times) Dog facility management Front yard focus for improving appearance Improved mulching process/quality

For certificate of Insurance call: Contact: Monica Haggart: The POHA insurance covers structural damage, subject to a $5000 deductible (which is homeowner responsibility). Your personal insurance: Insure your home contents, betterments, and POA deductible of $5,000. Your insurance form HO-6.

20 Homeowner Expectations
Help your neighbor by moving/protecting newspapers, and packages Keep both trash cans OUT OF SIGHT except on the day of pickup Keep your property neat, even in back RULE: No exterior changes (appearance or structure) without Board approval -- Call Property Manager x1204

21 Friendly Reminders Dogs – Clean up after your pet. Carry away waste to YOUR trash can Window Screens are required Water the driveway separators and “fragile” bushes, plants, & trees
