WELCOME

What is Land Banking? Land banking involves the acquisition of land in advance of expanding urbanisation.

What is Land Banking? Land banking is not a new phenomenon it has been around for hundreds of years. In fact if you had invested a thousand dollars 20 years ago it would now be worth a Million today in England. Land is one of the fundamental ASSETS of the world.

As a Real Estate Strategy Land is a commodity, an ASSET which you can sell on at any time, and the return is even greater when re-zoning or planning permission is granted. The increase on land values over the past 20 years in the UK has exceeded 1000%. This has been achieved without the benefit of re-zoning or planning permissions. THIS IS A NATURAL VALUE INCREASE.

Compared to any other leading investment strategy, Land has out-performed all traditional investments in the UK.

Why England?

162 planning applications in Greenbelts were approved between 1997 and 2006, creating new development area’s, totalling more than fifteen square miles.

Land Prices in England have increased by a huge 1128% between 1974 and 2004 and are still rising today.

Kate Barker The Chancellor at HM Treasury,Gordon Brown, and Deputy Prime Minister John Prescott, have commissioned Kate Barker to undertake a much needed review of the underlying causes of inadequate housing supply in the UK. Her final report has just been released and the government are now cutting the planning process down in terms of time. As of the start of 2009 the government are to form a new agency to re-zone land every year, as opposed to the current 5 years.

The Kate Barker report concludes that re-zoning will happen every year from 2009 instead of the current five yearly interval. The Government is to set an agency in place by 2009 for this purpose. Changes are taking place to the decision making process governing the allocation and release of land. It is this change that will create enhanced opportunity and arbitrage for shrewd Investors.
