The team works together, designs the project, checks the budget and comes up with a solid concept…

So, the project works for the developer and we begin the process by meeting with the….

The PLANNING department

And the new DESIGN STANDARDS are handed out….

So, after reviewing and implementing the new ordinances and design standards, the project has changed a little..

And, after three trips to Italy, the new elevations take shape…

With Planning Satisfied, we then schedule our next meetings…

We suddenly hear a strange sound… “NIMBY!” “NOT IN MY BACKYARD!” “NIMBY!” THE ‘CAVE’ PEOPLE HAVE ARRIVED! CITIZENS AGAINST VIRTUALLY EVERYTHING “NIMBY!”

Its’ the NEIGHBORHOOD groups!!!!

And they have a vision…. For the project…

So, the design is slightly changed to satisfy the neighbors…

And then we get comments from the ENGINEERING department…. (We never really know what they want) ?

And from Landscaping…

And comments from many, many more agencies and groups…

Now, only a few more things to take care of...
