Details of Home Safety MOT  Annual check for existence and function of Carbon Monoxide and fire detection alarm  Annual gas safety certificate, where applicable, carried out by a GasSafe Registered installer  Electrical Installation Condition Report every 5 years carried out by a competent electrician experienced in carrying out EICR’s and a visual inspection every year using an industry designed checklist

Recommendation vs Requirement

Requiring Home Safety MOT’s in Rental Homes Amend the Landlords and Tenants act 1985, to bring the wording into line with that of The Management of Houses in Multiple Occupation (England) Regulations 2006: (a) ensure that every fixed electrical installation is inspected and tested at intervals not exceeding five years by a person qualified to undertake such inspection and testing; (b) obtain a certificate from the person conducting that test, specifying the results of the test Plus include requirement for Carbon Monoxide and fire detection alarms to be present in all rented homes.
