What is Home Performance Contracting? It’s a “whole house” approach to home improvement: We use the latest technology to assess your home from top to bottom to determine how well it’s performing We test your home before AND after work is done to ensure that all your home’s systems are working together safely and efficiently. And, yes, we focus on reducing your energy bills, but we ALWAYS put your health and safety first! BPI Certified Professionals are specialists who make homes more comfortable and durable, improve indoor air quality, reduce moisture damage, lower utility bills, and save energy.

The study confirms what many have believed for years: Energy efficiency substantially increases the market value of owner-occupied homes. The study was conducted by ICF Consulting with funding from the Environmental Protection Agency. It involved extensive statistical analysis of American Housing Survey data collected by the Department of Housing and Urban Development between 1991 and 1996. The research was based on detailed interviews (including a review of energy bills) that are conducted every other year at a sample of over 16,000 housing units all across the nation. Even taking many other correlated home features into account, the study confirmed energy efficiency improvements do result in higher home values: "With after-tax interest rates between 4% -10% and stable fuel price expectations, home buyers should pay $10 – $25 more for every dollar reduction in annual fuel bills resulting from energy efficiency“

The Comprehensive Home Assessment Insulation inspection to determine heat loss sources Tests to measure heating and cooling system efficiency Tests to measure distribution system (ductwork) efficiency, if applicable Lighting and electric appliance analysis for usage reduction Blower door test to determine air infiltration rates and sources Combustion appliance test (heating systems and water heaters) to check for adequate draft Inspection of all combustion appliances to check carbon monoxide (CO) levels Gas leak detection Visual inspection of home, looking for moisture issues, structural damage

Eligible measures – What work can be done through the program? You can negotiate from list of recommendations* generated by the Comprehensive Home Assessment Common measures include: Insulation Air sealing Heating and cooling systems Water heater Appliances, lighting *Health and Safety is our # 1 priority: Some jobs cannot be done unless certain health and safety standards are addressed!

Home Performance with ENERGY STAR Financing Options: Option 1 For 1-2 family, owner occupied homes Low-interest, unsecured loan Up to $20,000 limit 3, 5, 7 or 10-year term Work must be done through the Home Performance with ENERGY STAR program Note that these incentives are for customers WITHOUT low-income qualifications. Fannie Mae loan qualification starts at around a credit score of 640; American General can go as low as 550.

Home Performance with ENERGY STAR Financing Option 2 New York Energy $mart Loan Fund For any 1- 4 family home Secured loans through participating NYS lenders Current interest rates are bought down by 4% 10-year maximum term Work must be performed through the Home Performance with ENERGY STAR program Note that these incentives are for customers WITHOUT low-income qualifications.

Home Performance with ENERGY STAR Financing Option 3 Assisted Home Performance with ENERGY STAR For households with income 80% or less of NYS Median Income or US HUD Area Median Income NYSERDA subsidizes 50% of the cost of eligible measures, up to $5,000 subsidy for single-family home Work must be performed through the Home Performance with ENERGY STAR program Can be combined with Options 1 or 2 or with subsidies provided through community development programs Homeowner funds at least 10% of the job cost or $500, whichever is less Note that these incentives are for customers who meet the low-income qualifications for the program. For households with income 80% or less of NY SMI or US HUD AMI (which will vary by county), whichever is higher Applicants below 60% are made aware that they may elect to participate in Weatherization programs 2-4 family building owners - a maximum of $10,000 per building is available. The actual level of subsidy will vary based on the number of eligible tenants.

Home Performance with ENERGY STAR Financing Option 4 10% Homeowner Financing Incentive For any 1-4 family home Available to homeowners who choose not to use Options 1, 2 or 3 Homeowner receives reimbursement check from NYSERDA covering 10% of eligible costs, up to $3,000 Work must be performed through the Home Performance with ENERGY STAR program
