If identified, provide HOA contact information. Obtain detail of HOA dues, frequency of payment, verbal information regarding any liens or delinquency status, information required to order estoppel. Contact HOA or Attorney and request ledger or estoppel. If delegated authority, we can advance funds required to obtain estoppel on your behalf. Review estoppel against state statutes to reduce risk of overpayment and reduce losses. We understand that oversight of a delinquent HOA while in REO can delay or prevent a property to be sold or transferred and costly with late fees and other expenses not being claimable. We recommend a strategy that includes validating all loans that enter REO to determine if an HOA is present and current. If not current, we can help cure the delinquency and get the loan back on track with payment support reducing late fees and ensuring no delays in the sale of the property due to a delinquent HOA. Negotiate with HOA or Attorney to reduce balance. If delegated authority, we can advance settlement funds on your behalf . Process HOA payments on your behalf, reducing risk of HOA late fees or default.
