Major Change - Time Limits City Ventures Time Extensions: Project’s entitlements were granted a one year extension, pursuant to §17.64.040 of the Municipal Code in 2009. Pursuant to Ordinance No. 7180, the entitlements were granted an additional one year extension in 2010.

Major Change - Time Limits City Ventures Analysis Section 17.64.040 of the Zoning Code permits an applicant to request, and the decision authority to grant, an alternative expiration date at the time of approval. Section 17.64.050 of the Zoning Code allows an applicant to request changes to an approved project, including changes to the conditions of approval.

Major Change - Time Limits City Ventures Approval of Change Findings The findings of the original approval still apply in that: site conditions have remained essentially the same; no major changes to City policies or Zoning Code development standards. There are changed circumstances to justify the modification of the original approval: change in ownership; financial challenges of adjacent owners impacts tract map processing.

Major Change - Time Limits City Ventures Conditions of Approval (in addition to the Revised Conditions of Approval included with the original project -April 12, 2007) This approval shall expire April 2, 2012. The Director may grant an additional 12 months. All easements quit claimed or otherwise relinquished shall be restored to the satisfaction of the Zoning Administrator and the City Engineer. 119. Any additional changes to the project may require a new application.

Major Change - Time Limits Sunrise Approval of Change Findings The findings of the original approval still apply in that: site conditions have remained essentially the same; no major changes to City policies or Zoning Code development standards. All required building permits on the Sunrise Senior Living Facility shall be issued within six years of the effective date of the original approval on April 2, 2007 (permits must be issued by April 2, 2013).
