Ø4“ Toilet pipe Ø3“ Drain pipe Drain Problem Building D/Apartment DG04 CBRE Engineering team excavated outside Building D (in front of DG04 ) to inspect the water water system. There was no obvious problem found. The slope of the pipe allows water to run away easily without leaving residue in the pipe. However, the team have reduced the number of corners by installing new pipes which should further improve the flow. A new clean out pipe has also been installed to allow cleaning in the reverse direction (under the building) as can be seen in the following images. When the drains were cleared from inside DG04 there was evidence of grease in the pipework which had to be cleared. However there was no evidence that these blockages stopped water flowing easily to the septic tank. Therefore, it was concluded that the waste water pipes, located external to the building is not the cause of clogged and flooding inside. An endoscopic video survey was carried out to see the condition of the soil pipe. The survey identified one area where a small amount of water collected. The conclusion drawn was that at this point there was not any slope on the pipe causing water to be trapped. Conclusions: Ideally the slope on the pipework under the building should be corrected but this is a major job and unlikely to produce significant benefit. The installation of new clean outs allows easy routine clearing of the drains and this will be done on a monthly basis by the on-site team. Checks will be more frequent during period of high occupancy. As part of the survey the possibility of installing non-return valves and a warning pipe to identify potential blockages was considered but found to be impractical. The routine measure above should avoid future problems without these measures It is essential that occupants are reminded regularly that the toilets are not designed to take sanitary products and other debris which will cause blockages. Installation of grease traps in kitchens should be considered.
