4D Simulation Impacts on Construction Management The big idea: Build virtually before building in reality   4D = 3D plus time

Overview

Introduction Current planning processes in the construction industry are still mainly based on 3D drawings. building models support the project team to make a qualified choice out of a range of possibilities specially on early design phases. 4D BIM links construction plan to the 3D model. Manual and 4D BIM Tools (Eastman, Teicholz, Sacks, & Liston, 2011)

History 1984: first work with 3D models 1987: saw first 4D model at Bechtel 1988: built 3D building information modeler 1993: built first 4D model 1996: prototyped VR interface for 4D modeling 1996: started research on automating 4D modeling 1998: developed easy-to-learn 4D modeling tool (now Common Point Project 4D) 1998: started research on computer-based analysis of schedules with 4D models 1999: started research on multi-screen group interaction with 4D models 2005: started research to extend 4D modeling beyond construction To date: 4D models are applied in many project phases totaling $5B+

Aim of 4D modelling The aim of 4D BIM is clearly to deliver technology which supports the construction delivery team and survives the dynamics and demands of the construction industry. If construction is a series of problems to be solved, then 4D BIM software is the tool of choice to meet that challenge—enabling users to explore options, manage solutions and optimize results. 4D BIM is an advanced construction management technique that is rapidly becoming the standard approach for project delivery teams around the global.

Case study

Advantages According to UK Industry Performance Report (2011), only 45% of the construction projects completed on or within the prescribed time, and the number of projects on budget is recorded at 63%. Additionally, it is believed that construction industry has been growing fragmented.
