Stakeholder and context findings (1) The Isle of Wight Plan – 11 rural service centres Largest 1,180 additional homes over 16 years equivalent to 13 p.a. or 64 over 5 years for Wootton Bridge Census % of population over 60 yrs (32% IOW and 22% England) 44% HRP retired (34%/25%) 57% detached (34%/22%) 60% 4 bedroom or over – fewer 0 or 1 bedroom homes 50% owned outright (41%/30%) Low proportions of social rented and private rented Wootton Bridge Housing Needs Assessment 2013

Findings of the household survey (1) Most respondents lived here for more than 5 years 90% came here from outside the parish and the mainland (19%) Around 22% plan to move in the next 5 years (35% of these are social or private tenants) 3% would move but cannot 45% want to downsize/release equity or need care or support or adaptations Wootton Bridge Housing Needs Assessment 2013

Findings of the household survey (2) – concealed H/H 45 households also had a concealed household that need or are likely to move 50% moving for employment or to live with partner Only 11% expect to live within the parish 26% expect to become home owners 57% expect to become tenants of private landlords (not much supply in the village) 90% expect to live in 1 and 2 bedroom dwellings (not much supply in the village) Wootton Bridge Housing Needs Assessment 2013

5 year estimate of housing requirements - dwellings A minimum of 89 local households seek to move within the parish 87 households are likely to move into the parish from elsewhere Estimated supply of 123 dwellings as households leave the parish Estimated minimum net 5 year requirement is 53 dwellings (11 p.a.) 5 year estimate of housing requirements – size/tenure/type Comparison of local requirements size type tenure affordability and accessibility with the profile of likely vacancies produces gaps: 11 X 3 bedroom accessible bungalows for sale 3 X 3 bedroom accessible bungalows for social rent 4 X 2 bedroom flats for sale Demand for larger homes from outsiders will be met from vacancies.
