Nuneaton And Bedworth Borough Council New Builds All the new builds are “code 3” under the Sustainable Homes Assessment? There are nine categories by which the Code for Sustainable Homes assesses every new home. These categories are: Energy and CO2 Emissions Water Materials Surface Water Run-Off Waste Pollution Health and Well Being Management Ecology REC have been involved with the interior design e.g. Kitchen/bathrooms

Interesting Facts about Kings View 36 New properties All properties are of timber frame construction There are two parking spaces allocated per property All homes include energy and water saving features There are a total of four lifetime properties which have been specifically designed to adapt as the Tenants needs change The development has been designed with prospective Tenants in mind, for example, all of the bungalows have been built in the flattest part of the development A number of cycle tracks have been included as part of the development A wild flower meadow will feature at the back of the development

Letting Agreement You asked us how the new builds will be let so we approached the NBBC who have done the following: – Agreed the following new lettings policy which was scrutinised at the Housing, Health & Communities Overview & Scrutiny Panel.

New Lettings Policy What the new Local Lettings Policy means: 25% of homes will be advertised with priority for Council Tenants needing to downsize due to the Welfare Reform The four ground floor flats will be advertised to applicants aged 40+ The two Bungalows will be advertised for applicants aged 60+ The four first floor flats will be advertised for applicants with no dependant children aged 5 or under 25% of homes will be prioritised to existing Council Tenants. This means 16 of the 36 new homes will be tenanted by existing Council Tenants, and the remaining 20 homes will be offered to new Tenants
