Mandatory Credits (Minimum Standards) Aims: –To avoid that a building achieves an Excellent rating, but does not achieve compliance with straightforward BREEAM issues e.g. storage of recyclable waste or installation of a water meter. –Comparability across different schemes and BREEAM buildings The higher the BREEAM rating the more mandatory requirements there are and progressively harder they become.

Innovation Credits Additional recognition for ‘innovation in the field of sustainable performance’, above and beyond what is currently recognised and rewarded in BREEAM Two ways of obtaining Innovation Credits: 1.By meeting exemplary level performance requirements for an existing BREEAM issue 2.Where an application is made to BRE Global to have a particular building feature or process recognised as ‘innovative’

DCSF’s requirement All major new build and refurbishment projects valued at: –over £500k for primary schools, –over £2m for secondary schools, where more than 10% of the floor area of a school is affected The Department expects all these schemes to achieve at least a VERY GOOD rating using the BREEAM Schools Methodology.

LSC’s requirement To qualify for LSC (Learning Skills Council) capital funds all proposals need to address Sustainable Development by: –Meeting and preferably exceeding Part L of Building Regulations –Meeting the criteria to achieve Excellent BREEAM ratings –Maximising the use of natural lighting and ventilation and embedding the principles of sustainability in the design of buildings and building systems –The LSC will allow an additional 5% of building costs to be ring fenced and used for Sustainable Development

The price of sustainable schools BRE and Faithful+Gould – funded by BRE Trust and DCSF ‘Putting a price on sustainable schools’ BRE Trust (A Surgenor and I Butterss, 2008) Capital cost implications of achieving BREEAM Schools ratings and low/zero carbon for: –Primary school –Secondary school available from BRE bookshop £25
