Can the Highland Bank Redevelopment bring entertainment to the Village? Yes! $600,000 Park Dedication Fund can kick- start the Village’s amphitheater, playground or other outdoor entertainment/recreation features REQUEST: Please apply 100% of the Park Dedication Funds off the property to enhance the Village entertainment/recreation

Does this proposal follow the Village “look”? Because Village design standards have not yet been set, follow best practices – exercise restraint and go for clean, simple choices – so this property will blend into the Village without limiting the Village’s design options REQUEST: To ensure cohesive Village look, please do not use any Park Dedication Funds on-site (for decorative paving, plaza seating wall, etc.)

Does this proposal contribute to a good mix of services in the Village? Coffee shop is redundant – Village has 6 Lost opportunity to add a new Village service 1,473 trips/day puts burden on Village without any benefit to Village in return REQUEST: Please vote to remove the drive-through coffee shop

Is a drive-through good for the Village? 246 peak p.m. trips = 3½ times what’s allowed REQUEST: If retain drive-through, please restrict its use so it cannot be a drive- through fast food restaurant in the future

Proposal brings unexpected housing, but it steps way outside Village “guidelines” What, if anything, does the Village sacrifice by giving the developers this much flexibility?

Will this proposal help build a walkable Village? Ridgedale Village Study says we need two standards: 1) sidewalk width 2) clear, unobstructed pathway 2014 Federal Highway Administration Best Practices Design Guide – Sidewalk Access

Is there any reason this development can’t follow current best practices for sidewalks? REQUEST: Please require this proposal to follow current best practices for sidewalk corridors to achieve Village walkability goal.
