1 Window Washing – Our window washers have completed the North Tower building and have started work on the South Tower. Additionally, we are asking our window washing company to perform spot repairs to the tuckpointing using a building sealant. This is a temporary measure until façade repairs can be made, likely to begin in 2012. From start to finish, it takes the window washers about a month to complete the windows in the two buildings. It is typical for many days to be lost because of high winds or rain CCTV – A new cable had to be run from the basement to the 29 th floor in each tower in order to make the closed circuit TV channels (channel 195 and 196) more reliable. Heretofore, we experienced periodic blackouts because of an unreliable connection. Behind the Scenes – Much of what our engineering staff does, and the value that they create, goes on in areas of the building that nobody else visits. Case in point: The crawl space on the Mezzanine level is full of sewer lines, supply lines and heating lines. Our staff recently caused the perimeter heating pipe to be replaced with iron pipe, rather than galvanized pipe. The galvanized pipe, which must have been installed prior to 2006, would have eventually corroded and caused a flood in the Lobby. The award was issued by the East Lake View Neighbors group, and they generously awarded a $100 prize to our association. Over 100 entrants were submitted for consideration. Thanks to our staff, for being diligent about watering, weeding, and working with our landscapers to assure that all the plant material is presentable. Thanks too to the House and Grounds Commission and the board of directors for taking action to remove the highly invasive Virginia Creeper vines in the Lake Shore Drive parkway. Laundry A reminder from House and Grounds Commission: Please don’t leave your laundry in the machines any longer than needed. It tends to block other residents from doing their laundry too. Try a timer, if necessary. Patio Project to Begin – A pre-construction meeting was held with the contractor who was awarded the work, Countryside Industries, Daniel Weinbach Landscape Architects, members of the board of directors, and the management staff. The project is expected to begin October 18. The first phase is demolition, and this will involve removing the remainder of the brick wall that runs North and South on the East side of the Patio. Demolition will also include removal of the asphalt paving, and the built-in cement benches. Residents should expect some noise during this phase, but not before 8:00 AM or after 5:00 PM. Phase two of the project involves grading the area using skid steers to get it ready for the pavers, planters and fountains. Phase three, as you might have guessed, is the installation of the pavers, as well as the planters, the fountains, and the fencing. The expected completion date for the first three phases is November 30. The remainder of the work on the patio, including installation of plant materials, furniture selection, and lighting, will be completed in Spring, 2011.
