Operations & Maintenance in Standard 100 6/27/2010 Operations and Maintenance in Standard 100 Cedric S. Trueman, P. Eng. Life Member ASHRAE Trueman Engineering Services Victoria, BC, CANADA

Operations & Maintenance in Standard 100 6/27/2010 Context of Revision to Operations & Maintenance Requirements For compliance – Meeting O & M reqt’s will be mandatory Std. 100: – Will be written in code language – Available for adoption by code authorities

Operations & Maintenance in Standard 100 6/27/2010 Challenge for Revision How stringent do we make requirements? – The Standard could be adopted as code. – If so, it would define the worst O & M program permitted Thus requirements will need to be: – feasible for buildings of all sizes and occupancies, – practical for the average owner, and – achieve energy efficiency

Operations & Maintenance in Standard 100 6/27/2010 Options for Stringency Leading edge best practice - optimum for energy efficiency, but not reasonable for a minimum code Best practice - suitable for a Guideline, but demanding for a minimum code Good practice – minimum that should be required Minimum existing practice – not acceptable Operations & Maintenance in Standard 100

6/27/2010 Goal for Revision – Good Practice In all aspects of operations and maintenance Focus on actions that will impact energy efficiency

Operations & Maintenance in Standard 100 6/27/2010 Scope of Operations and Maintenance Requirements O & M Plan, covering: – Basic energy management actions, – Building energy monitoring, – Energy management plan, and – Maintaining energy efficiency Applies to all building systems

Operations & Maintenance in Standard 100 6/27/2010 Building Systems Included Building Envelope Domestic Hot Water, including solar thermal HVAC –covering a range of HVAC systems: – Boiler & chiller hydronic systems, – Airside systems – unitary, single & multiple zone, terminal systems – Heat recovery – Evaporative cooling – Thermal storage – Geo-thermal

Operations & Maintenance in Standard 100 6/27/2010 Building Systems Included (cont’d) Refrigeration – for non-comfort cooling applications – display cases, walk-ins, secondary systems Lighting – interior, exterior, daylighting Controls – pneumatic, analog, DDC Power Generation and Distribution Systems – Generation limited to on-site – e.g. wind, PV, etc.
