7 Help the Buyer to Mentally “Move In”  1. Review each room. Paint walls, clean windows, window coverings and shampoo soiled carpets.  2. Rearrange or remove furniture. Less furniture makes rooms seem bigger.  3. Remove all unnecessary objects on the furniture – clear off desks and tables. Restrict decorative objects to groups of 1, 3 or 5 items.  4. Limit family photos so that the new buyer can feel “I can see me/us here” without feeling crowded out by you.  5. Clear all unnecessary appliances from the kitchen countertops.  6. Remove messages from the fridge.  7. Organize the closets and cupboards. Remove clutter and they will look roomier.  8. Coordinate bath towels in 1 or 2 colors only. 8 Other things “TO DO” before showings start o Are all the appliances working? o Check all the light fixtures and replace any bulbs that might be missing or burnt out. o Fix leaking plumbing. o Place all jewelry, money and valuables in a secure, out of sight location. o Clean the fireplace and hearth. o Locate manuals for appliances. Have warranty information available. o Clean the stove, microwave and oven. o Put pets, pet food dishes, and litter boxes outside, whenever possible. o Remove any items that are not “attached” to the walls or ceilings that are not part of the sale; for example, a special light fixtures, bathroom mirrors, wall systems. 9 Your role  Every Showing Matters – make each one effective!  1. Keep certain lights on during the day, especially in areas of low light and front entry. If you are home before a showing, turn on every light possible!  2. I know this sounds corny, but, keeping a roll of cookie dough in the fridge to bake up before a showing makes the house smell simply edible!  3. Have soft music playing.  4. If you are home and a lookie loo or realtor wants to take a look, be smart. There are bad men out there that have taken advantage of women in these situations. 10 My role  I will schedule showings with agents. I will contact you before any showing.  I will have the following items in your home. Typically I place them in the kitchen or on the dining table. We want it to be a place where the buyer can lay out a contract and write an offer on the spot  1. A basket of goodies – water and snacks to keep the buyer well nourished.  2. Flyers highlighting your property and other documents/warranties/schools/disclosures.  3. A bowl to hold business cards – I will ask each agent that shows the home to leave one – this alerts you to know they were there as requested.  I will request and provide feedback when it becomes available.  I will present all offers in a timely manner.
