3. Business Park Precinct (HI) GOAL:  To provide a centrally located and purpose built facility which will collocate existing and future commercial small businesses;  To provide suitable light industrial workshop / shed premises to be made available to industrial trades within the kampong. RATIONALE:  Existing small business’s are currently located in either the old Health Clinic (asbestos structure) or a storage building used in the old copra industry. Both these premises are substandard, have poor access and are inadequate to provide for these services.  No adequate purpose built shed space is available on island with appropriate headwork services i.e. 3 phase power, sewerage etc. Ship containers and the Heritage listed two storey Copra Workshops are currently utilised by industrial trades.

4. Business Park Precinct (cont.) PROPOSAL:  To construct a purpose built ‘shopfront’ facility, within an easily accessible precinct for the community, to collocate all existing small commercial businesses. ie Bunga Melati Restaurant, Kelapa Gading, Cocos Asian Imports, Cocos General Agency, Cocos Co-operative Soc. Ltd, etc;  Construct suitable workshop/industrial sheds which can be utilised by existing tradesman and businesses;  Design the industrial sheds so that they may be extended as demand requires. 5. Economic Development Precinct (WI) GOAL:  To designate a portion of Trust Land on West Island for sustainable economic development opportunities such as Tourist Resorts, Horticultural and Maricultural industries that will benefit the islands. RATIONALE:  Availability of Trust Lands;  To compliment existing industries - Horticulture block and clam farm;  Sustainable industry to benefit the CKI community.

6. Economic Development Precinct (WI) (cont.) PROPOSAL:  Make available, via long term lease, vacant trust land to prospective investors who wish to establish a sustainable and suitable industry on island;  Actively promote opportunities of the Cocos (Keeling) Islands to potential investors;  Long term lease rentals from investors.
