Real Estate Hurricane Response Tech 581 Analyze Presentation Laban Zurowski November 13, 2013

A Brief Review… Charter  Problem – Hurricane response is taking 3 – 7 days to get a site back open for business  Goal – Get response time down to 1 – 3 days.  Scope – After hurricane landfall to temporary power restored to facility and building made secure

A Brief Review… CTQ Tree CustomersCTQKPOV(s)KPIV(s) Transportation Strategic Partners Time to reach office Timing of condition assessment Staging location Time to restoreTime to connect Local Claims Mgmt affected office generator Electrician availability Site readyness for hook-up Time to clear officeDetailed information Claims Org Ldrshp for occupancy Vendor Response

Current Process Map YES NO YES NO

Data Collection Summary  Historical data was collected from 6 hurricane responses between 2008 – 2012  Data is limited  Most data is approximated

Process Observation Worksheet

Key Process Output Variables  KPOVs  Time to physically reach the office  Time to connect a generator to the office  Time to clear the office for occupancy

Data Summary  Generator Mobilization – Avg. 2.25 Days  Facility Services Dispatch – Avg. 1.83 Days  Site Repair Coordination – Avg. 1.67 Days Recall our goal is to do all of this in 1 to 3 days!

Failure Modes and Effects

Key Process Input Variables KPOVKPIV  GeneratorStaging location Electrician Avail. Site prepared Validated that distance influences mobilization time

Conclusions  Single biggest contributor to response time is the dispatching of a generator and electrician (2.25 days, the FMEA incl. 2 10s in severity)  FS Dispatch and Site Coordination are also validated as true KPOVs and will be influenced by dispatch distance.  Relying of vendors is a significant vulnerability
