AN-NAJAH NATIONAL UNIVERSITY FUCULTY OF ENGINEERING CIVIL ENGINEERING DEPARTMENT GRADUATION PROJECT CONSTRUCTION PROJECT MANAGEMENT (Value Engineering) By: Raya Abu- Ra’ed Lama Thawabeh Sabrin Salem. Supervisor: Eng. Hussein Abu Znt

CASE STUDY (MANAGEMENT OF TILL SCHOOL CONSTRUCTION) The project is “Till School” in Till village, near Nablus. It is a multi story building of two stories, the area of each story equal 655 M2, with the additional area of a roof and canteen of an area equal to 27 M2 and 40 M2 respectively. Main idea of research: The research described how project management principles and techniques apply to the real world challenges. These techniques were used to MINIMIZE THE COST USING MANY ENGINEERING CONCEPTS.

THE SENARIO  This research is mainly done to manage the financial side in the project which is (Minimizing the Cost to the specified and agreed level). A detailed cost study according to the inquired bill of quantity from the owner side Owner Engineering Consultants Cost analysis was made Owner The overall project price is so much higher than the budget specified by the owner for the project completion Manage this increment in the project price so that it fits the specified budget, within the specified duration. Engineering Consultants

Original project price according to the original BOQ submitted from the owner = $ 774,000 Donner / Budget of the project = $ 710,000 Amount needed to be reduced= $ 64,000

METHODOLOGY Engineering aspects used in such case to reduce the overall project cost:  Value engineering.  Cost analysis for the structural elements and other elements.  detailed quantity surveying.  Re-design the main structural elements.  Reduction for not necessary areas.

Value engineering  Value engineering definition: Value =  How to increase the Value? 1) By improving the performance. Value = 2)By decreasing the cost. Value =

Implementation of value engineering Following is an example of a reliable alternative used, that added a value to the project (by reducing the cost):  Building stone: Two alternatives were suggested, but one was used: 1)The artificial building stone 2) The effaced face natural building stone Original stone price = Effaced face price = $5.5/M Saved amount =$ 8900 $ 7/M$ 72900 $ 64000

Implementation of value engineering other items to which value engineering concept was successfully applied:  Tiles.  Steel doors.  aluminum windows.

Quantity Surveying It was mentioned in the contract that the listed structural quantities are not accurately measured for competitive purposes, so quantity surveying was done to the main structural elements and it was found that the accurate quantities are less than the specified in the original BOQ.  Plaster works: Original mentioned quantity (M2): New quantity (M2):  Concrete : Original quantity (M3): New calculated quantity (M3): 6560 M2 4100 M2 Saved amount= $ 7700 3119 M3 2755 M3 Saved amount= $ 12000 $ 28250 $ 20220 $ 279660 $ 267230

Re-Design  Drop beams: Total saved amount resulted from Re-Design = $ 3100 Summary table for steel and concrete cost for re-designed drop beams. Item Original design Re-design steel =57730 NIS54550 NIS concrete =109 M 3 95 M 3.

Area Reduction Eliminating the store: after study, the canteen store was eliminated Because there is adequate number of stores inside the building. Savings due to the reduction in the canteen area. 12 Schedule  The specified duration for completion of this project is 8 months.  According to primavera project planner results, it’s found that the time was not critical to implement the project.  Result: No Cost increment due to the specified project duration.

Conclusion The following table summarizes the previous results: MethodAmount saved (USD) % of the total saved amount Value Engineering35,10054 % Quantity surveying20,50031.5 % Re-design31005 % Area reduction6,1009.5 % Total saved amount: (USD) 65,000100 %

Recommendations  It is slightly recommended to search more about the application of the Value Engineering in the Engineering world.

Thanks For attention Ready to answer any Question
