4 4 Community College District Affordable Housing Requirements: o Affordable Housing Plan required in all developments in Village, Fringe, Rural and Employment Center Zones o Fifteen percent (15%) of the total housing approved in the Master Plan required to be identified as Affordable Housing.

5 5 Community College Affordable Housing Requirements: o If an applicant exceeds the 5% in income ranges 1 or 2, the requirement for higher income ranges reduced o AH units are integrated into overall layout o AH units must be phased like market units

6 6 CCD Development Criteria: o Incentives specific to Affordable Housing o Density different than other County areas o 3.5 du/ac minimum o Zones and density areas are mapped and adopted by Board o General Community College Zoning Standards o 50% open space o Parks, plazas and trails required o Mix of housing types required o Mixed use Neighborhood & Community Centers required

8 o EZO Inclusionary Zoning Ordinance Adopted in 2002 o For developments in the Extraterritorial Zone served by City of Santa Fe water & sewer o Provided a density bonus of one additional lot or dwelling unit for each required affordable unit meeting the provisions of the City’s HOP Type A development (16%) 8

9 9 o County Ordinance 2006-2 Required 30% Affordable Housing for Major Projects and 16% for Minor Projects. o Ordinance replaced CCD Ordinance and expanded the area to the Northern and Central Areas of the County

10 10 o Affordable housing should be located in primary growth areas of the County with adequate public facilities and services. o Should be supported through developer incentives and direct assistance to qualified households. o Energy and water efficiency integral for long term affordability
