THE NEW ADULT RETIREMENT COMMUNITIES Retirement for the 77 million baby-boomers entering their 60s will be an experience far different than previous generations. Nine out of 10 Americans say they don't want to move to nursing homes when they retire, according to a report by AARP. They may be mentally fit, but need help with certain errands or need some medical attention. A geriatric-care manager assesses their changing needs and coordinates help. Romantic Places

COSTA PACIFICA Our resort has got the good weather of Florida, but a much cheaper cost of living. It's a lot more adventurous than Daytona. Politically stable, Latin America is starting a thriving industry of recruiting American retirees. Thousands of Americans are already spread throughout Mexico, Panama and the rest of the region. Gorges Food

PRODUCT & SERVICE OVERVIEW Assisted living facilities are for people needing assistance with Activities of Daily Living but still wishing to live as independently as possible for as long as possible. Assisted living exists to bridge the gap between independent living and nursing homes. Residents in assisted living centers are not able to live by themselves but do not require constant care either. Assisted living facilities offer help with Activities of Daily Living such as eating, bathing, dressing, laundry, housekeeping, and assistance with medications. Assisted living is not an alternative to a nursing home, but an intermediate level of long-term care appropriate for many seniors.

THE COSTA PACIFICA RESORT Our project consists of ; 286 villas 128 apartments IN 8 condos with 1 fully serviced hotel - resort with 48 rooms Restaurant and coffee shop, laundry, room service, Swimming pool, spa, all sport sand court, and lobby bar Beautiful Beaches

MARKET OVERVIEW The main target group for this project are the retirees from the USA and Europe that could find a way to retire or semi retire in a country that has wonderful weather, cost of living half of that they are paying today and a US Dollar based country. Secondly, Ecuador has a population estimated at 1.5 million people that migrated to the United States about 25 to 30 years ago. They have worked in the United States for almost all their lives, but their families are still living in Ecuador. This is a project that is not necessarily looking for a market, but rather satisfying a long existing demand. The financial projections of the project are based on extremely conservative figures.

THE ENVIROMENT Playas is very near to Guayaquil (economical capital of the country) and major international airport (75 miles). The start of a new intercontinental sea port (15 miles away) boosted the interest in this particular area. New intercontinental airport is projected 45 miles from this area. Start of construction is expected in 2,014. Lacosta Country Club is located in the same road that goes from Guayaquil to Playas. Is about 50Km distance. Play Golf
