3 There is a growing concern that current development patterns do not pay enough attention to the city Communities are questioning the economic costs of abandoning infrastructure Spurring the smart growth movement are demographic shifts, increased fiscal concerns, and more nuanced views of growth.

4 Ten Principles of Smart Growth 1. Create different housing opportunities and choices 2. Create neighborhoods where people can walk 3. Encourage community stakeholder collaboration 4. Create attractive neighborhoods with a strong sense of place 5. Make new neighborhoods predictable fair and cost effective 6. Utilize the land in different ways 7. Preserve open space farm land natural beauty and critical environmental areas 8. Provide different modes of transportation 9. Rebuild communities that already exist 10. Take advantage of compact building design

5 The Principles that Interest the Untouchables

6 This principle allows us to bring together a community that is financially diverse. In doing this we can attract more customers.

7 The smart growth provides a means for communities to incorporate more compact building design as an alternative to conventional, land consumptive development. This allows us to construct a consumer friendly community while preserving open space.

8 This principle is important because within a city driving can be stressful so public transportation becomes the key way to get around. It is also good to give a consumer a choice in modes of transportation.

9 This principle stresses the preservation of open land because it makes for a more beautiful environment. By doing this we boost local economies, preserve critical environmental areas, improve our communities quality of life, and guide new growth into existing communities.

10 Sprawl results in urban disinvestments because it allows people to move away from a metropolitan area and into a quieter area of living. When people do this, an urban area will lose capital due to the withdrawal of people with money.

11 To me, the two most important aspects of housing and its smart growth properties are more choices and affordability. I chose these two because they allow you bring together a commonwealth of people into one community

12 The school is a community anchor because it is a place where children congregate and learn. However, it is also a place to meet other kids which encourages interaction between people of the same community.

13 The advantages of compact buildings are greater open space and access to service. Also it has greater preservation of space and it has more efficient use of land and resources.

15 Newark: Springfield and Belmont This area of Newark has a wealth of multifamily homes, but lacks home options and places of business.

19  The boundaries are South Orange Ave, Avon Ave, Clinton and University Ave, and Bergen St.  Primarily large-scale multifamily, institutional uses, and open space  Very little retail services

20  Western section is densely populated  Large apartment complexes built by Newark Housing Authority; new townhouses built; rest is detached single-family homes  New legal and service business companies attracted to this area(near Essex County Courthouse);  This area’s proximity to University Heights and downtown Newark is very attractive for employees and students

23 o We put in pedestrian paths so that people could walk and children could play o We put in single family houses so that there would be more housing options and so that students could live close to school o We included restaurants and stores because there is little retail in the neighborhood. o We put in a rec. center to create a safe haven for children to play

24 o We also decided to revamp old buildings because they too are part of the community o We created a parking garage to make up for the lost space which we used to create pedestrian walkways o Finally, we got space from side streets, vacant lots,and buildings
