The Concept The following project will be displayed as a proposed development in the Dallas Township. It will be composed for a single family housing development. The types of dwellings will be single family houses located on lots that satisfy the Suburban Residence, S-1 classifications.

Zoning Ordinance The following information is required by the zoning ordinance: Topography of the site Proposed Street System Proposed Lot Layout Proposed reservations for parks, playgrounds, or other open spaces. Types of dwellings Proposed location of dwellings A tabulation of the areas associated with the project. Preliminary plans and elevations of the dwellings to be used. The location of any commercial areas proposed as accessory to the residential areas.

Property Description Properties of proposed development: Number of lots=12 Area=3751631.8268 sq. ft. Perimeter=39766.4965 ft. lot area range= 33,174sq. Ft. to 256,682sq. Ft.

Lot Description We divided the property into 12 different lots ranging in area from 33,174sq. Ft. to 256,682sq. Ft. The largest lot contains a public park with a playground, ball field, soccer field, and a pavilion; it is located in the lower right corner of the property, creating easy access to all residents in the area. We decided to design the shape of each lot differently, in order to create some variation in the development.

Roads The property after we created roads We developed two major roads on the perimeter of the left and bottom sides, which veer off into the middle of the property and also the recreation area. This creates access into and out of the center of the property and recreation area.

Conclusion The property with the divided lots, roads, and utilities. Our proposed residential development meets every requirement in the Dallas Township zoning ordinance and satisfies the Suburban Residence, S-1 classifications. It is designed to benefit and create convenience for the residents of the community.
