Comparable Property Search. A "comp" search enables you to search for and find properties similar to a selected property of your choice. This is accomplished.

1 Comparable Property Search

2 A "comp" search enables you to search for and find properties similar to a selected property of your choice. This is accomplished by selecting a property to be your "subject" property, selecting the criteria that you would like to compare to find similar properties, performing a search, and retrieving "comparable" properties. The program also enables you to produce a report of your comparable properties.

3 Search by Comparable Property—Step 1 Perform a search to retrieve matching properties. From the Search Results screen, click on the record that you want to compare with other properties. 4 Search by Comparable Property—Step 2 Click on the Make Subject button to highlight the selected record in yellow. This is now your "subject" property. A summary of details about the subject property (general, building, site and financial criteria) will be displayed in the "subject window" below the Search Results screen.

5 Search by Comparable Property—Step 3 Click on the Back button to return to the Criteria Select Screen. The "subject window" of the selected property will be displayed. Click on the Back button to return to the Criteria Select Screen. The "subject window" of the selected property will be displayed.

6 Search by Comparable Property—Step 4 A Use the information provided in the "subject" property window as a basis for your "comp" search. Enter criteria that matches characteristics of the subject property to retrieve properties comparable to it. For example, if you wanted properties with similar sale prices, the same number of bedrooms, in the same city, you would enter those criteria on the Criteria Select Screen. 7 Search by Comparable Property—Step 4 B In this example, criteria has been entered to match the details of the "subject property." (City: Bolivar; Year Built: 1950-1959; Year Sold: 2000-2005; and Land Usage: Single-Family Residential.)
