Life… In The Fast Lane

TRACK HISTORY Construction on what is now the famed South Bend Motor Speedway started in The speedway opened on Aug. 23, 1946. The track was built by the original “12”, a group of diverse business men and woman, who combined forces to create the high banks of the ¼ mile speedway. The track was primarily built for open wheel midget racing, however over the years it has evolved into the host track to demolition derbies, night’s of destruction, as well as outlaw late model racing. A storied 70 year racing history was to follow its humble beginnings, and it’s one that still continues today!

TRACK OWNERSHIP For the past 5 years the speedway has been operated by the Brown family. The operating company is owned by Steve and Jennifer Brown. (South Bend Motor Speedway LLC) The speedway property is owned by Steve and Jennifer Brown (Brown Real Estate and Investments LLC )

Market analysis With an estimated population of just over 100,000 people in the City of South Bend and well over 1,000,000 people in the greater South Bend area, the South Bend Motor Speedway sets itself apart from its competition merely by its location alone. Couple that with a 70 year racing history and you have a highly fueled recipe for success! The facility’s closest competition is Plymouth Speedway (Plymouth, IN), which caters to dirt racing. Asphalt competition can be found at New Paris Speedway (New Paris, IN) and M40 Speedway (Jones, MI). Both tracks in extreme rural locations as compared to South Bend. Location, location, location… a phrase well suited to any business but crucial to any track’s success. South Bend Motor Speedway has the location to fuel your business plan.

In the future An increased number of events will lead to additional profits Establish a racing museum on the property to draw additional fans to the facility Build a hotel on the property with a racing theme (close to Notre Dame!) Build a restaurant with a racing theme Create a high end speed and performance shop that caters to racers and car enthusiasts Establish a relationship with companies like Tire Rack for joint marketing opportunities Acreage would be valuable to the Native Americans to establish a racing themed hotel or as a “book end” to their relationship with Coveleski Stadium.

Summary information The South Bend Motor Speedway is a great investment for any highly motivated business person! A well established icon in the community, nationally recognized events, 65 beautiful acres and a hugely popular racing venue makes the speedway a “first place” opportunity that you should not let pass you by! God speed… and happy racing! Steve and Jennifer Brown Owners/Operators – South Bend Motor Speedway
