Why buildings are an important focus

Globally, the built environment is responsible for: Green buildings: Why the focus? 40% end-use energy consumption 12% fresh water consumption 40% solid waste generation Source: UNEP, 2011, Towards a Green Economy: Pathways to Sustainable Development and Poverty Eradication, www.unep.org/greeneconomy Source: IEA, 2010, Energy Performance Certification of Buildings: A Policy Tool to Improve Energy Efficiency, International Energy Agency, http://www.iea.org/publications/free_new_Desc.asp?PUBS_ID=2295

Significant challenges? Significant opportunities… Green buildings: Why the focus? IPCC projections of CO 2 mitigation in 2030 Source: UNEP, 2011, Towards a Green Economy: Pathways to Sustainable Development and Poverty Eradication, www.unep.org/greeneconomy

Significant challenges? Significant opportunities… Green buildings: Why the focus? McKinsey & Co GHG abatement cost curves Source: McKinsey, 2009, Pathways to a Low-Carbon Economy: Version 2 of the Global Greenhouse Abatement Cost Curve, McKinsey & Company, www.mckinsey.com/globalGHGcostcurve

GBCSA Rating Tools First 5 Star Green Star SA project – Aurecon Century City

Green Star SA rating system Rating systems typically under GBC’s: Identify different categories in which a building’s environmental performance can be improved Identify specific initiatives (“credits”) that would improve performance Award points for incorporating initiatives Total the points to give a score Award a rating on the basis of a score

Green Star SA Rating Tools - developed to date

Management Indoor Environment Quality EnergyTransportWaterMaterialsLand Use and EcologyEmissionsINNOVATION Green Star SA categories including Energy 8 CATEGORIES, PLUS INNOVATION 25% Energy represents biggest opportunity for scoring points in the tool

Rating Tools – under development Public Assembly & Education Building Tool (Green Star SA): Government has sponsored the tool development: R 1.3 million PILOT tool to be released end October 2011 Working group includes Dep. Of Public Works representation Energy & Water Benchmarking Tool How does my existing building perform compared to others in SA? PILOT tool for office buildings to be released in the first half of 2012

Other core GBCSA activities

GBCSA Education Programme Educational Courses on Offer: Green Star SA Accredited Professional Course – over 2000 people trained Approximately 300 people taken exam and passed Other specialist courses, including conference education day courses

GBCSA Convention & Exhibition 2011

Links between Government and GBCSA

Links between Government & GBCSA GBCSA Board of Directors: cidb, Dep. of Env. Affairs, SALGA Green Building Task team – setup and chaired by the cidb Government has sponsored the public building tool Government gazette in 2011 via cidb for 4 Star Green Star SA as a best practice standard requirement for all new and refurbished government office buildings. Dep. of Energy involved with development of GBCSA Energy benchmarking tool Early market penetration of the SANS-204 via Green Star SA in 2008

GBCSA’s Energy & Water Benchmarking Tool: overview

What is benchmarking? Position your building’s performance against industry practice National averages based on actual surveyed buildings but normalized for weather, etc. (vs. a tool that compares to simulated building performance) eg. level of energy efficiency Poor your building Excellent

International benchmarking tools UK – Energy Performance Certificates (EPC) required by the European Union – simulated performance USA EPA – Energy Star – operational performance Australia – NABERS (mandated for larger buildings) – operational performance

Objective of benchmarking Establish benchmarks (not previously existing) Reduce energy / water usage Reduce costs Reduce carbon emissions and air pollution Track changes in energy & water performance Transform / revolutionise the industry

Technical Advisory Group & Independent Review Technical Advisory Group Government (Dep. of Energy, cidb) ESKOM SANS-204 chair & past chair Property Owners (Growthpoint & Old Mutual) Property Managers (JHI) CSIR IPD Sustainability Consultant (WSP Green by Design) Independent Peer Review ICF International – developers of Energy Star (USA)

Conclusion: GBCSA Impact on the market First 4 Star Green Star SA project – Nedbank Phase II JHB

GBCSA’s approach is to pull the market forward Green Building best practice No. of buildings Top 25% of Green building best practice IllegalLeaders Building regulation requirements Typical practice 75%
