2 Problems to Solve 1.Manuel verification of vehicles based on sticker is not fool proof. Lot of visitor cars are reaching the back gate before the gate security gets time to respond. They are often careless also. We need to be system dependent than people dependent here. 2.One guard is dedicated to open and close the gate. We can reduce that guard. - Cost benefit 3.If some one sells a house / or old tenant move out, the stickers will not get removed from the car. We had found couple of instances where some guys who moved out from golden blossom continue to use our tennis court. They have a car with Majestic Residency sticker. 4.Security keeps the gate opened to reduce the inconvenience for the resident and themselves. 5.People speed fast without even considering the kids playing in and around

4 Resident/Staff Vehicle Flow  Resident vehicle will have RFID sticker in its windshield.  On sensing the RFID sticker, boom barrier will open automatically.

5 Visitor Vehicle Flow  A signage will tell the visitor to take left from entry gate.  A manual barrier will stop the visitor vehicle. We have space for six vehicles which is sufficient.  Security will make entry to visitor register after contacting the resident over phone.  The vehicle will be directed to visitor parking.

6 Vendor vehicle – eg: pizza hut delivery boy  The vendor’s two wheeler will be directed to park near to the entry gate.  An entry will be made in the vendor register after contacting the resident.  Vendor will be allowed to visit apartment on owner’s approval.

7 Regular vendor vehicle flow  Regular vendor/MRAOA approved vendors like iron wala/ milk provider/water tankers will be stopped near boom barrier.  Security will check the vehicle and allow them to enter to pre-defined parking areas/service areas.

8 Taxi - Flow  Taxis will be asked to park in the visitors area after checking with resident.  If the pick up is planned within 15 minutes, the taxis will be allowed to go in to the respective tower after checks.  If the pickup takes more time, they will be allowed to park in the visitor parking area.

9 Exceptions  Elderly people  Heavy luggage  Ambulance/Fire engine/police  Hospitalization All these exceptions security will be directed to use sense over rules.

10 Benefits  The guard at gate can concentrate on visitor management and frisking the maids, drivers etc. This job is not happening properly as majority of the time one guard is entirely handling gate for owners and second guard is helping him. With above solution in place, the gate will be kept open in the day time. An additional manual barrier will stop the visitor vehicles before they speed fast.  No speeding fast as they need to touch 0 kmph before crossing this.  More comfort for residents as they do not need to wait for the guard to open the gate.  Relying on systems than people is more reliable.  The stickers can be deactivated without access to the car. This is helpful when people move out.  This is common in all developed countries.

11 Cost  One security guard cost is around 12 – 10 K / 12 hr shift  Approximate solution cost is around 2 lakh  The cost can be covered in 2 lakh/20 K months. Approximately 10 months.

12 Some more details – As part of sales QA session  The AMC / year quoted is 5k/year  The boom if get damaged will cost 10 K. This will be billed to the resident who is making the accident in case of negligence.

13 Risks and mitigation  We are one of the pioneers in automatic boom barrier implementation in apartment complexes in Bangalore.  Recent implementation at Prestige ozone is one of the closest who uses the same boom barrier provider. We have contacted the resident association there and the feedback is good.  A demo will be done at provider’s factory.
