3
When should a Civil Engineer become involved in your project At Land Contract stage Why……..?
4
Pre Development Feasibility (Sewer) Things to lookout For Location of Council Sewer Infrastructure Is existing infrastructure sized to cope with your development? Does your development take into account the location of the existing council sewer system? Is your site part of a private combine drainage system? Will permission from neighbours be required to provide any new sewerage connections? What sewer infrastructure will need to be constructed in order to get your development approved. Will the cost be too great?
5
Typical Preliminary Services Plan. Required for Development Application.

Pre Development Feasibility (Stormwater) Things to lookout For Which direction does the land for your proposed development fall (We still can’t get water to flow up hill). Will you need your neighbours permission for a Legal Point of Discharge. Is there adequate space available to install a new stormwater system in your neighbour’s property. If you are unable to secure neighbouring permission for a Legal Point of Discharge what solutions are available to you.

Stormwater Example This block drains to the rear. Neighbouring permission was refused.

Pre Development Feasibility (Water) Things to lookout For How will you provide water services and meters to your development? Is there an existing water main close by? Is there an existing water service & meter that is able to be reused? What if the existing water main is across the road? Will my development meet QLD Fire Services Regulations. Who designs and builds the water infrastructure?
