2 Overview The Lower Similkameen Community Services Society (LSCSS) provides community services that improve the quality of life for its citizens. Housing has been a major priority over the years and the Society currently operates multiple types of facilities serving Seniors and People with Disabilities. A “Housing Needs and Demands Assessment” commissioned in 2016, identified a continued housing shortfall in the region. LSCSS was successful in obtaining initial funding for “Ambrosia”, a proposed 43 suite affordable housing facility in the heart of Keremeos, BC. The 1, 2 and 3 bedroom rental suites will support the needs of mid to low income seniors and families with rental rates structured to meet BC Housing affordable market rents. LSCSS is seeking financial support for this initiative. Your contributions will help us realize our goals and positively affect individual and our community for years to come.

With an attractive, welcoming façade, the 43 unit building is centrally located in Keremeos at the corner of 7th Street and Veterans Ave. with close proximity to a pharmacy, credit union and grocery store. Ground level commercial/office space facing 7th St will be available. Amenities including: patios, parking, indoor bicycle storage, indoor scooter parking stalls, street access for ground units, a central space with kitchen. Varied suite sizes will meet broader community needs with a focus on seniors and mid to low income families Blended Rates following BC Housing rate structure: 30% affordable market rents; 50% Rent Geared to Income (RGI); and 20% deep subsidy – Tenants will pay $375 / month The name AMBROSIA reflects the agricultural traditions of the Similkameen and comes from the ambrosia apple discovered in a local orchard, now sold world wide!

The LSCSS is a multi-service agency - established in 1976 Housing: Independent and assisted living facilities Medical outreach, advocacy and transportation services Community programs and counselling services (youth, families, seniors) 38 Employees provide services to our communities, led by dynamic experienced professionals and governed by a Board of Directors Experienced developing and managing housing as a key priority: 16 units of affordable housing for seniors and people with disabilities (Tumbleweed Terraces) 26 units of senior supportive housing (Mountain View Manor) 14 apartment assisted living community (Kyalami Place) Currently under Construction: 8 units of affordable housing for seniors and people with disabilities (Cactus Court) 16 units of affordable housing for seniors and people with disabilities (Quail Crossing) OUR MISSION “LSCSS is committed to provide, facilitate and promote excellent programs that enhance quality of life by improving the social conditions, housing, health and education of our citizens.”

6 Housing – Deep Experience and Solid Partnerships
LSCSS has a diverse, dynamic and experienced housing team with extensive experience in construction project management, tenant selection and assuring full occupancy, including: Solid relationships with our partners for the Ambrosia Housing Project BC Housing NDSA Architects Terra Housing Village of Keremeos Community at Large Tumbleweed Terrace – established in 2011 Administrative Staff Program Coordinators Housing Coordinators Existing staff has 10 years experience in managing affordable housing and enjoy a high- trust relationship with our funders (BC Housing) and partners.

Environmental, Geotechnical and Archaeological Assessments -Completed Site approved for building Land Purchase - Completed Donations by local families covered 50% of the cost Public Consultation/communication - In progress Final open house scheduled for July 9, 2019 14 months project – Beginning in the Spring 2020, scheduled to be completed by Summer 2021 Construction Schedule
