An ageing population – 35,900 aged 65+ Expected that over next 3 years demand will rise by 5% in home care services and in residential care. At same time, Health and Adult Social Care budget will fall by 11.3%. Strong link with poor homes and health Challenges regarding fuel poverty and high levels of lower quality terraced homes Opportunities - Build on track record of social housing providers Joint commissioning to reduce costs and support independence Opportunities through GM Health & Social Care Devolution - £6Bn…

4 The Current Housing Offer
All main providers let through our CBL system (2,500 a year) Award-winning Downsizing scheme Over 4,000 social homes adapted 770 new social homes (35 specially adapted) ‘Working Xtra’ - At least 50% new-build social & 15% existing let to those working, carers or volunteers Work with providers to build bespoke supported housing depending on business case 4

6 Sheltered Housing / Extra Care Programme
Includes : Initial phase of extra care introduced in 6 group schemes from September Introducing fixed term tenancies to sheltered housing to make best use of stock Working with partners to maximise use of sheltered housing as ‘hubs’ for dementia etc.

8 Review of Options for Specialist New Build
Options include: Reviewing existing health and care assets Bespoke new supported housing for 15 adults with autism Multi-purpose development for older people combining supported living, health and care, including respite/reablement

Help residents afford to heat their homes & improve energy efficiency Provide suitable housing, support and advice for older and vulnerable people to live longer independently Improve the wellbeing and resilience of residents and vulnerable people

11 From 2015-18 we will: Lift over 3,000 out of fuel poverty
Introduce new service model for extra care homes & sheltered housing Review supported housing and assets through Transforming Adults Programme Develop projects to help older people stay at home longer Co-ordinate health campaigns & projects Trial the ‘early help offer’ 11

Include: Maximising opportunities from GM Health & Social Care Devolution inc. joint commissioning Maximising role of housing providers Ensuring we maximise existing adapted stock and redesign our offer Supporting downsizing for owner occupiers Direct lets based on health or care needs Investing in preventative solutions – Care & Repair etc. Local Area Co-ordination
