Free non-obligatory market and rental assessment of your property. A holistic approach to lettings management inclusive of regular property inspections and condition reports. Marketing your property includes being featured on our company website together with several other major affiliated websites, by street board and in our (EH1) shop front location, which attracts heavy footfall. All for a Competitive 10% management fee.

4 Preparing to Market your Property...
When you have chosen to appoint us as your agent, we will provide a comprehensive definition of our responsibilities and once you have completed paperwork confirming our appointment, coupled with your landlord registration number and an EPC; then with your agreement we can proceed to market your property.

5 Getting your Property ready for the market ...
There are many regulations governing preparation and the letting of your property. They can seem daunting but we will assist with or arrange everything for you including; Mandatory registrations and licensing Safety checks and risk assessments Furnishings and decor Cleaning

6 Mandatory Registration and Licensing ...
Did you know ? Landlord Registration Numbers must be displayed on all property advertisements. Residential property must display an EPC in it and show the EPC values in all adverting. An HMO property must have a license in place before it can be occupied. All Scottish Letting Agents must be licensed with the Scottish Government Our registration No is LARN

7 Safety Checks and Risk Assessments ...
Once a tenant is found, before they can move into your property it has to be safe for them to occupy. There must be a current Landlords Gas Safety Certificate and a CO monitor provided in rooms with gas appliances. A current EICR and PAT certificate for electrical safety. An interlinked, mains connected heat and smoke detector system installed in each living area. Furniture must meet the Fire and Furnishings (Fire Safety) Regulations 1988 and as amended. A Legionella risk assessment survey is required. Other requirements may also apply but we will guide you through them

8 Preparing your Property for Marketing ...
What should you leave in your property if it is furnished? KITCHEN Dinner set in packs of 4 or 6 depending on size of property Glasses, mugs, cutlery, sharp knifes, cooking spoons, vegetable peeler, sieve, grater. Pots and pans and a couple of ovenproof dishes. i.e. The basic cooking utensils needed to make a meal Microwave, kettle and toaster BEDROOM Bed, wardrobe and chest of drawers as may be required. Perhaps also a lamp and bedside table.

LOUNGE Settee and additional seating, where appropriate Dining table, coffee table, TV stand. MISCELLANEOUS For keeping the property clean and tidy incl. a litter bin, vacuum cleaner, bucket and mop, dustpan and brush. Laundry – Iron, ironing board, clothes airer GARDEN Unless you pay a gardener, please don’t expect the garden to be kept in order if your tenant is not provided essential tools and safety equipment together with instructions.

10 When a Tenant is Found ... How do we set the Foundations for a good tenancy ? Carry out comprehensive reference and credit checks on the prospective tenant(s) and provide rent guarantee insurance if applicable. Prepare an inventory for agreement with the tenant. Receive advance rent and a deposit. Prepare a tenancy agreement in accordance with the relevant Housing Acts. Notify utility providers with meter readings. Advise the local council tax office of new occupants. Transfer the tenancy deposit to an approved scheme.

11 Once your Property is Let ...
collect your rent for transfer to you. advise you of and pursue tenants with arrears. deal with day-to-day matters, helping the tenancy run smoothly. provide a point of contact for repairs and maintenance. provide regular property income statements. undertake regular visits and report on the condition of both property and inventory. arrange rent reviews, lease renewals, extensions and as agreed, attend to legal documents which may be required. report on the property and its inventory at outgo. present deposit claims on your behalf to the approved scheme.
