Income Related Rent Subsidy Scheme Mgmt Priority focus on people with unmet housing need and low incomes Goals to increase the availability and suitability of homes Vicki: Quick intro sentence: APL is part of the IHC Group, who has 65 years experience in community housing. APL was established in 2010, with a portfolio of 2,570 properties nationally – 93% social housing. Jacqui: Quick Intro sentence: TCHT (previously known as Tauranga Community Housing Trust) was established in 2004 to respond to identified housing needs in Tauranga. We began with a focus on supporting the elderly and people with a disability into suitable homes. This widened in 2009 to include anyone that needed a home that can not achieve this. Last year we expanded our portfolio again to include emergency short term housing. Jacqui: Whilst our vision statements are worded differently – our goals are the same and our organisations have a lot in common. SLIDE BULLET POINTS.

10 Challenges for Community Housing Providers
Sustainable Tenancy Barriers (ie: mental health, addiction, low income/debt) Level of methamphetamine use & anti-social behaviour Engagement with high & complex needs tenants MSD processes & systems that hinder rather than help Lack of joined-up government approach Ability to partner effectively with Government agencies Access to health support services (mental health, drug and addiction services) Lack of tenant-centric social service model Vicki

11 APL – Our Challenges Areas of high concentration – Gate Pa, Parkvale & Greerton Level of deferred maintenance Large sections difficult for tenants to maintain Tenant debt Access to and co-ordination of support services to meet tenant need. Vicki

12 TCHT – Our Unique Challenges…
Lack of small homes suitable for the disabled, single people, couples and the elderly 4% of Tauranga houses are 1 bedroom, 24% of houses have 1 person living in them Population of older people is projected to increase; those aged 65 and over are set to double in the next 30 years Market is not supplying sufficient 1 and 2 bedroom properties. Access to health support services (mental health, drug and addiction services) Jacqui

13 Opportunities Developing effective local solutions based on good information Working regionally and speaking with a collective voice Addressing system failures and strengthening existing models/developing new ones Master planning high quality/medium density/ mixed communities in partnership with communities Family-by-family approach and improved service delivery co-ordination Pilot new initiatives across the sector Vicki
