2 What is asset management?

Asset Management Policy For any organisation to deliver a consistent outcome it is essential that a clearly defined policy is available to provide clear context to the diverse range of people Involved in producing the desired results. Capital Work Capital work provides a seamless process that can be defined as all things associated with the delivery and operation of the new capability. Asset Register The plant register is a list of all the assets owned by the Business Unit. The plant register is normally a hierarchical structure that breaks the plant down from the highest level, in sensible units, to a level where failure analysis and failure consequence can be applied. The equipment register is the framework that supports the MPA process. It is extremely important that the register is structured correctly. Asset Strategy The aim of developing an asset maintenance strategy is to detect potential defects before they escalate into incidents that will ultimately effect safety, the environment or operational performance and increase the cost of maintenance. Asset Maintenance Budget A well planned maintenance program should define the majority of the budget with the remainder being covered by an allowance for unplanned breakdown events. Create, Plan and Schedule Work Planning is about work content and scheduling is about timing. Execute and Closeout Work This is a process that requires involvement from both supervision and trade labour to make sure quality and safety are correctly managed. All work should be closed out correctly with suitable job history being recorded for future analysis. KPI Reporting Performance reporting is the critical feedback loop in the asset management process and without it continuous improvement will not happen. Maintenance Efficiency Maintenance efficiency is about measuring how well the maintenance process is actually being followed. This should measure such things as how well the maintenance policy is followed and the quality of planning and estimating. Maintenance Effectiveness Maintenance effectiveness measures how well the asset management process had delivered the required equipment performance. This should measure a range of parameters about equipment availability and production output. Asset Strategy Review This is the second feedback loop in the asset management process and is critical to ensuring continuous improvement. The measure of effectiveness should provide opportunity to refine the maintenance strategy applied to each equipment. OEM / RCM Analysis Long-term asset strategies are required to replace technically outdated, ageing or problematic equipment. Over time the cost of maintaining assets increases, technology changes or common problems are identified. September 20, 2018
