Rent Payment Process Top Shelf
Rent is due on the 1st and we collect all rents promptly and keep you updated if a resident should happen to pay late Residents can pay electronically. For your convenience, we remit the rent to your account via bank direct deposit We send a message to your or smart phone when your rent has been paid and you can view your statement on your phone/iPad/computer for your total convenience Owners receive a monthly financial statement and a copy of invoices if any repairs were done and can be viewed on-line Top Shelf prepares your year end financial and tax statements with the information on rents, repairs, etc. that your accountant needs We manage the cash flow of your property with rent increases based on supply and demand as well as cutting costs where possible This print media section can be customized to reflect the print media your office uses. FAQ About Services What will my home rent for? Rents are based on comparable rents, your time frame, condition of your property, and exposure in the market place. How does Top Shelf qualify new residents? We use our time-tested 16 point screening system and we back it by paying for the eviction if a resident that we qualified defaults on the rent. Can Top Shelf take over my existing resident? Yes. We will also inspect the property and have a meeting with your resident to go over how things will operate. How do I determine if I should rent or sell my home? We can assist in giving you the data and information you need to make the decision to rent vs. sell at no cost. How long will it take to rent my property? It varies from 15 to 60 days depending on what the rent rate is set at, the condition of the property, and when the property will be available.
