3 Houston’s Post-Harvey Housing Market Sees October Gains
The EDGE Information and news that gives you an edge in the real estate business Houston’s Post-Harvey Housing Market Sees October Gains HAR released October 2017 MLS statistics last week. Here are some highlights in case you missed the monthly report: The Houston real estate market showed continued resiliency in the aftermath of Hurricane Harvey. Single-family home sales rose 7.5 percent for the month with a total of 6,381 single-family units sold versus 5,934 a year earlier. All segments of the housing market experienced gains except for homes priced below $150,000. The greatest volume was seen in the $750,000+ market. The single-family home median price increased 3.9 percent to $226,491 while the average price rose 2.7 percent to $285,858. Both were October highs. Inventory remains constrained as consumer demand for homes persisted. Months of inventory was at a 3.9-months supply – up from 3.8 months last October, but down from the 4.3 months supply immediately preceding Harvey. Single-family home rentals rose 13.6 percent year-over-year while townhome/condo rentals soared 34.8 percent. The EDGE Information and news that gives you an edge in the real estate business Houston Market Movements New tax legislation that could affect the housing market is still currently being discussed and debated by the U.S. Senate and House of Representatives, but it appears that important tools used by homeowners, like the mortgage interest deduction, are in line to continue in some capacity. This continuity would be useful for maintaining a positive outlook for residential real estate. In the Houston region, for the week ending November 8: • New Listings increased 6.5% to 2,444 • Pending Sales increased 15.5% to 1,731 • Closed Sales increased 14.2% to 1,854
