2 Review Authority Site Plan Review
CMC Section (B)(2) stipulates that a Site Plan Review is required for additions over 500 square feet in size to existing single-family homes. CMC Section (D) requires that applications for a Site Plan Review be reviewed by the commission at a public hearing.

16 Architecture The architectural style as well as all colors and materials will match the existing single-family residence. The Project was reviewed by the Architectural Review Panel on October 28, 2016 and was unanimously approved with only minor changes suggested.

17 Site Plan Review Findings
Project complies with all development standards of the Development Code, with the exception of the significant ridgeline height requirements; The estate residence is consistent with the General Plan and Development Code and there are no specific plans for the site and vicinity; Project is exempt from CEQA review; The estate residence is compatible in building size, massing and bulk to surrounding estate residences; The project site is adequate to accommodate the estate residence by complying to required setback, site coverage, pervious surface and landscaping standards; and The proposed project will have minimal impact to the natural environment. All existing landscaping will remain in place. All Findings for a Site Plan Review are contained within Planning Commission Resolution

18 CEQA This project is Exempt from the California Environmental Quality Act (CEQA) in accordance with Section and Section 15301(e)(2) (Existing Facilities-additions to existing structures) and Section (New Construction or Conversion of Small Structures) of the CEQA Guidelines.
