1 DON’T ASSUME ALL ASSETS ARE KNOWN AND DOCUMENTED
A MAINTENANCE PROJECT ASSET REGISTER RELATIONSHIP ASSET INFORMATION ALTERATIONS PREVENTATIVE CONFIGURATION MANAGEMENT CORRECTIVE – ASSET INFORMATION AUDIT HOW NECESSARY? ASSET INFORMATION REPOSITORIES GENERATE MAINTENANCE STRATEGIES CASE STUDY # 1 CASE STUDY # 2

2 A MAINTENANCE PROJECT IMPLEMENTING AN ASSET MANAGEMENT PLAN IS A PROJECT TIME COST SCOPE SCOPE REQUIRES A KNOWLEDGE OF : INITIAL CONDITION PROCESS(ES) TARGET CONDITIONS INITIAL CONDITIONS DESERVE SOME CONSIDERATION

3 ASSET REGISTER RELATIONSHIP
PERFORMANCE MAINTENANCE PLAN (C)MMS MAINTENANCE STRATEGIES CRITICALITY ASSESSMENT ASSET REGISTER

4 ASSET INFORMATION REPOSITORIES
GENERATE MAINTENANCE STRATEGIES ORGANISATIONAL REQUIREMENTS ASSET INFORMATION REPOSITORIES HISTORY – PERFORMANCE AND FAILURE PROCESSES AND METHODS MAINTENANCE PLAN

5 ASSET INFORMATION RESPOSITORIES
HOW NECESSARY? Necessary Compliance c.f. Policy They are the reasons for having a plan ORGANISATIONAL REQUIREMENTS “Why?” Necessary Categorised Many types Base for plans ASSET INFORMATION RESPOSITORIES “on What?” Can do without Use: Industry norms SWAG estimates Prescribed actions HISTORY “What Guidance?”

6 ASSET INFORMATION REPOSITORIES
All those registers, documents, records, applications, systems and drawings that refer to the assets. REGISTERS Dangerous Goods Instrument Loop Safety Valves Pressure Vessels Risk Assessments Switchboards APPLICATIONS CMMS CM Software Infosafe Process Models RECORDS Reports – Inspection Test Certificates Training Records Materials Certificates

7 ASSET INFORMATION REPOSITORIES
One to many relationships for an asset in the multiple repositories. Greenfield c.f. Brownfield : - Greenfield sites are more likely to have integrated repositories for information; - Older sites have legacy systems that have less integration. Changes to asset configurations are more easily managed in an integrated system … avoid the hot water!!!

8 ASSET INFORMATION ALTERATIONS
CAUSES New installations Modify existing process Remove assets Altered Settings New asset operator/maintainer Changed support systems MANAGEMENT Prevention Correction

9 CONFIGURATION MANAGEMENT
PREVENTATIVE CONFIGURATION MANAGEMENT Managing asset information repositories to reflect the current asset configurations is crucial A lot of effort goes into keeping drawings accurate Other records often are left behind E.g P&IDs are important as central information sources Good for greenfield…..core of scope etc. Hard for brownfield if not up to date Inaccurate registers can undermine the best RCM / Maintenance Plan implementations Deal with changing assets Review current state - Hold integrity through an Asset Configuration-arranged PCM

14 CASE STUDY # 1 - page 1 OBJECTIVE : 1st Pass Maintenance Plan based on criticality QTY ASSETS : 15,000 + STEPS : PID Asset Audit c.f. CMMS Criticality Ranking FMEA Maintenance Actions Maintenance Plans

15 CASE STUDY # 1 – page 2 ISSUES : Discrepancy between CMMS, Assets and other Major Registers ≈ 60%. : Major, unplanned review of above with unexpectedly large scope. : Many plant areas only made it to Criticality Ranking. : Up to 20 trades at any time. : 18 months of effort i.e. 50,000 m/hrs i.e. $2.5M.

16 CASE STUDY # 2 – page 1 OBJECTIVE : Maintenance Plan prior to new asset commissioning completion QTY ASSETS : Good question! … definitions? STEPS : Preliminary equipment lists – 3 versions Criticality assessment Review OEM documentation Draft Maintenance Actions Maintenance Plans

17 CASE STUDY # 2 – page 2 ISSUES : 3 Consortium members used different naming and numbering registers. : Preliminary equipment lists only indicative as project was fast-track. : Required 6-8 people to “eye-ball” assets and update a core register…..not part of initial scope. : Final management team not appointed until 70% through process…..focus altered. : 6 months of effort for 10 – 15 people and systems set-up i.e. $1.5M. : Core problem of creating a plan for an incomplete and internally inconsistent asset base during construction.

18 CASE STUDY # 2 – page 3 CURRENT STATUS: 10,000 MIs in Ellipse.
5,000 yet to be added. This plant register is the master / core copy….all others generated from it. Assets in the EMS for the purpose of maintenance and history generation. Assets only in EMS for isolation and Permit-To-Work requirements.

BE FLEXIBLE Rapa Nui had rigid social protocols! Their practices were inflexible Unchanged practices but altered resources Lifestyle no longer supportable Enterprise finished …! Got a good news story for this group? LMAPartnership Pty Ltd
