Used with an FHA 1st TD, the rate on the HELP PRODUCT differs depending on whether you choose “lender paid” or “borrower paid”. Rate: – Borrower Paid Rate: – Lender Paid Essex charges an Admin fee of $995 (include in Section B of the LE) Maximum loan is $417,000 +MIP. NOTE: The 3% grant is based on the total loan amount, including MIP, not on appraised value or sales price. Can be combined with a CalHFA MCC to reduce ratios. (CA only) MCC requires 1st time homebuyer ; HELP PRODUCT does not. MCC has it’s own sales price and income limits. Please compare both if using MCC . 8 IMPORTANT! – How to enter on the 1003
HELPis NOT a lender credit nor an “other asset”. There are 2 places on the 1003 which the grant funds need to be entered correctly in order for the DU to run properly. The below are screen prints of how to enter in DO/DU. We want your approval to be accurate. AVOID incorrect approvals – due to incorrect input. These are screen prints from POINT. Important factors : Borrowers with good credit and low ratios have better chance of approval.
